Leading agency Savills Australia and New Zealand (Savills) has relocated its South Australian headquarters to 45 Pirie Street, marking the company’s first new Adelaide office in 20 years.

Savills has secured fully refurbished office space on Level 13 for a 7-year lease term, in a deal brokered in partnership with building owners Realside and Curated Capital.

Located in the heart of Adelaide’s CBD, the 18-level tower is one of the city’s most in-demand A-Grade office developments. It is home to blue-chip tenants including QANTAS, Bupa, Symal Group, Stellan Group, Canaccord Genuity and Holman Hodge.

A $20 million refurbishment of 45 Pirie Street was completed last year, led by Australasian Property Developments with architectural design by award-winning practice Studio Nine Architects. The upgraded tower now delivers an elevated workplace experience, underpinned by hotel-style amenity and wellness-focused design. It is the first office tower in Adelaide to feature ‘ensuite-style’ end-of-trip facilities.

Savills’ new workplace features a bespoke hospitality-inspired fit-out delivered by FORA Construction & Fitout in collaboration with IA Design. Interiors foster connection and comfort through warm materials, flexible meeting spaces, open social areas and elevated staff amenities.

Spanning 19,000 square metres across 18 levels, 45 Pirie Street offers flexible 1,100 square metre floorplates and sweeping 360-degree views across the Adelaide CBD, parklands and Victoria Square. It also features over 70 car parking spaces.

It delivers a suite of premium wellness and lifestyle amenities, including a state-of-the-art gym fitted with Technogym equipment, a yoga studio, golf simulator and a reimagined lobby space anchored by Reno’s – a wine bar and restaurant by Bluprint Hospitality founder Frankie Marafioti.

The highly sustainable building also features industry-leading end-of-trip facilities, electric bike charging stations, drying cupboards, ironing facilities and hair styling appliances.
