Development Site Market Shows No Signs of Slowing

Leading Gold Coast real estate consultancy, GV Property Group has rounded out the financial year with the announcement of three major development site sales and the launch of a unique central Gold Coast opportunity.

Pent up demand has returned power to vendors with the continuing trend of neighbours selling as a collective to achieve the highest sale price. Amalgamated sales reap a more premium price for owners than sold as individual listings.

Six separate owners joined forces to bring 1177 Gold Coast Highway, Palm Beach to market via an expressions of interest campaign. The 825sqm site with a second frontage to acclaimed Jefferson Lane attracted over 90 enquires and six written offers from local and interstate developers. The property was eventually sold to Sydney based, Daascon for over $6.3m

GVPG was also responsible for the sale of 4-6 Rosewood Avenue, Broadbeach – another collective sale of 13 apartments. The 1422sqm high-rise / high-density site was sold via expressions of interest to a Brisbane-based developer for over $11m. The campaign saw five offers from well-known local and interstate developers.

At 158 Surf Parade, Broadbeach, GVPG handled a collective sale with six owners on a prime 640sqm high-density / unlimited height site. A desirable east facing site overlooking parklands that offers un- interrupted ocean and coastal views. The property sold for circa $6m to a Brisbane buyer looking to develop a boutique one-per-floor project.

GVPG’s Principal & Director, Antonio Mercuri notes the group has sold more than 50 per cent of its listings in the last two years to interstate purchasers and believes this will continue to be the norm moving forward.
