Precinct Nears Full Occupancy Ahead of Stage Two Launch
Victorian developer Prime Urban Group has completed construction of Stage One at its $55 million Prime Business Park Bendigo project, with businesses now operating from the 5.51-acre precinct as it nears full occupancy.
Located at 8-16 Rohs Road in East Bendigo, the development has added over 10,000 square metres of flexible workspace to the area as it navigates a persistent period of ultra-low industrial and commercial real estate vacancies.
Commencing construction in December 2024, the masterplanned precinct is the largest in-development commercial hub in Greater Bendigo. It can support up to 250 workers depending on the tenant mix, with Stage One comprising 12 office suites, 23 warehouse units, two large street-facing factory spaces and a central café.
The operators of Strathfieldsaye’s former Forage Café have secured the central café property, while crisis support agency Lifeline Loddon Mallee will also relocate to the business park, joining a mix of established local organisations including Jets Gymnastics and Bendigo Refrigeration & Air Conditioning Services.
Prime Urban Group Development Director Nicholas Tissot said the completion milestone was an exciting achievement for both the project team and the local business community.

Construction of Stage One was delivered by Bendigo-based firm KF Building. Approximately 100 subcontractor jobs were generated and more than 35 local material suppliers were engaged during construction.
One of the project’s most significant engineering milestones was the installation of more than 1,000 precast concrete panels, some weighing up to 12-tonnes each, which now form the structural backbone of the precinct’s office, warehouse and factory buildings. The panels were manufactured in regional Victoria before being transported to site and carefully installed using a 150-tonne crane.
The project also incorporates a range of sustainability initiatives, with all office suites featuring solar integration as standard and the broader development designed to exceed Environmentally Sustainable Design (ESD) benchmarks by ten per cent.
Prime Business Park Bendigo was designed by Architectural Partner and supported by planning consultancy Spiire. Other delivery partners include Deseen & Associates Engineering, Beveridge Williams and Intrax.
