Construction Commences on Tom Dooley Developments’ $486 Million Solais Residences in Newstead
14 October 2026
Construction has commenced on the $486 million Solais Residences, a new 29-level luxury residential development by highly regarded Brisbane builder-developer Tom Dooley Developments on a rare 2,500sqm site in Newstead.
Located at 176 Breakfast Creek Road, Solais Residences will comprise 164 premium two and three-bedroom apartments and penthouses overlooking heritage-listed Newstead House and Newstead Park, with expansive protected views across the Brisbane River.
Designed to capitalise on the site’s north-east orientation and protected outlooks, the residences will feature generous living spaces with views across Newstead Park, dual reaches of the Brisbane River and towards the Brisbane CBD, with apartments priced from $1,698,000.
The commencement of construction marks a significant milestone for Tom Dooley Developments, a long-established Brisbane builder-developer with more than 26 years of experience delivering premium residential projects across the blue-chip riverside suburbs of Newstead, New Farm and Kangaroo Point.
Construction of Solais Residences is now underway, with the $486 million development scheduled for completion in the fourth quarter of 2028.
Founder and Managing Director Tom Dooley identified the north-east facing Newstead site after an extensive search for a blue-chip location capable of meeting the company’s strict criteria for position, outlook and long-term appeal.
“I had been searching for a site of this calibre in Newstead since completing our Argyle development on the river in Maxwell Street, New Farm.
“When this site became available, I knew immediately that it had the qualities we look for. It offers the combination of connectivity to the city, protected parkland and river views, walking distance to shopping and dining precincts, while being positioned outside the higher-density Gasworks district in Newstead.
“The north-east orientation and outlook were particularly important. Solais will overlook heritage-listed Newstead House and Newstead Park, with views reaching across the Brisbane River in both directions that are protected from future development.
“Sites with those characteristics are extremely difficult to find, which is why we undertake extensive due diligence and are prepared to wait for the right opportunity.
“After more than 26 years developing and building across Newstead, New Farm and Kangaroo Point, we remain confident in Brisbane’s long-term fundamentals.
“Brisbane continues to benefit from population growth, major infrastructure investment, expanding employment opportunities and constrained housing supply, while the investment and transformation underway in the lead-up to the 2032 Olympic and Paralympic Games will continue to strengthen the city’s appeal,” Mr Dooley said.
Designed by Plazibat Architects, Solais Residences will comprise a bespoke collection of 164 luxury residences, including two-bedroom, two-bedroom plus multi-purpose room, three-bedroom and three-bedroom plus multi-purpose room apartments, together with a limited collection of penthouses.
Solais Residences will feature more than 3,000sqm of resident amenities, including a full-floor residents’ retreat on Level 5 bringing together wellness, leisure, recreation and work-from-home facilities, together with an elevated rooftop retreat offering additional wellness, dining and entertaining spaces.
Solais Residences is presented to the market by luxury apartment marketing specialist TOTAL Property Group, with Managing Director Adrian Parsons saying the commencement of construction was an important milestone at a time when demand for high-quality apartments in Brisbane’s established inner-city locations remained strong.
“We are continuing to see strong demand for larger, well-designed premium apartments in established Brisbane locations where buyers recognise long-term value in the position and quality of the development.
“That demand is coming from owner-occupiers seeking larger apartments as long-term homes, downsizers wanting to transition from established houses without compromising on space, amenity or location, and investors seeking quality property in tightly held inner-Brisbane precincts.
“At the same time, the supply of new premium apartments on genuinely blue-chip inner-city sites remains constrained, particularly large sites with protected parkland and river outlooks.
“Buyers at the premium end of the market are increasingly discerning. They are looking closely at location, apartment size and design, amenity, the experience of the developer and builder and, importantly, certainty around delivery.
“With construction underway, Solais Residences provides that certainty while offering attributes that are increasingly difficult to replicate, a substantial Newstead site, protected park and river views, larger residences and extensive amenity.
“Combined with Tom Dooley Developments’ experience as both developer and builder, Solais has the fundamentals to become an enduring premium Brisbane residential address,” Mr Parsons said.
Tom Dooley Developments has established an extensive 1,392sqm Sales Display Gallery on the rooftop of the neighbouring Breakfast Creek Lifestyle Precinct at 194 Breakfast Creek Road, providing prospective purchasers with the opportunity to experience the outlook from the precinct and inspect purpose-built kitchens and bathrooms showcasing the quality planned for Solais Residences.
