Colliers transact North Quay top-floor office to Eaglegate Lawyers
Brisbane law firm Eaglegate Lawyers has snapped up a top-floor CBD office for $2.5 million, securing a rare 585sqm floorplate with sweeping views across the Brisbane River, South Bank and the city skyline.
Colliers Queensland Asia Markets and Investment Services experts Tony Wang and Shaun Seeto managed the sale of Level 8, 183 North Quay, within the landmark Primary Producers House on behalf of Queensland Dairyfarmers’ Organisation. The buyer was assisted by Michael McCullagh from McCullagh Property Group.
Occupying the entire top floor of the North Quay building, the office benefits from uninterrupted panoramic views across the Brisbane River, South Bank and the city skyline.
Colliers Queensland Asia Markets Director Tony Wang said the sale demonstrated the depth of demand for larger strata office opportunities in Brisbane’s established professional precincts.
“We saw strong interest in this full-floor office with over 50 enquires and 3 offers from a range of owner-occupiers and investors,” Tony Wang said.
“Large, whole-floor strata offices of this quality and scale are tightly held in the Brisbane CBD, so when they do come to market they attract significant attention.
“The combination of a premium riverfront position, flexible configuration, quality fit-out and access to Brisbane’s legal and government precinct made this a standout opportunity. The scarcity of large strata offerings is likely to remain a key driver of buyer interest as businesses and investors continue to seek well-located Brisbane CBD office stock,” Tony Wang added.
Colliers Queensland Investment Services Manager Shaun Seeto said the transaction reflected the strength of the office market, with net absorption the highest since mid-2023, driving vacancy down and making Brisbane Australia’s tightest major CBD office market.
“This transaction demonstrates that buyers are prepared to compete for quality stock in the right location. Eaglegate Lawyers was attracted to the property’s proximity to the courts, on-site car parking and panoramic views across the Brisbane River, South Bank and the city skyline,” Shaun Seeto said.
“The firm plans to refurbish the space and occupy half of the floor plate, providing a high-quality headquarters in the heart of Brisbane’s legal precinct.
“This precinct remains one of Brisbane’s strongest-performing office locations, supported by its concentration of courts, government departments, professional services firms and major transport infrastructure.
“This transaction is the largest Brisbane CBD strata sale since Colliers sold a 596sqm floor plate at 110 Mary Street in December 2024, which was the largest strata transaction in the CBD in several years at the time,” Shaun Seeto added.
The deal adds to Colliers’ strong run in Brisbane’s strata office market, with the agency having transacted nearly $23 million of strata office assets in Brisbane during FY2025/26. Colliers has managed four of the six Brisbane CBD strata office transactions above 500sqm since 2023.
