
Chasing 6-star sustainability features and a premium workplace offering, Schneider Electric will relocate its Eagle Farm office to Brisbane’s latest and most environmentally-credentialled near CBD building – Jubilee Place at 470 St Paul’s Terrace, Fortitude Valley.
In the 5-year deal negotiated by Colliers’ National Director of Office Leasing Shane Van Beest, Schneider Electric has secured 1538 sqm on Level 10 of the architecturally- striking building constructed next to and around the landmark 133-year-old Jubilee Hotel.
Mr Van Beest said Schneider Electric saw the opportunity to compress their footprint and, at the same time, achieve a bespoke fit out which would speak to their superior product range, commitment to sustainability and offer an exceptional working environment for their team.
“The highly efficient floor plate and 1:8sqm base building design allowed Schneider Electric to achieve all of its design, functionality and efficiency objectives but within a smaller footprint than their current premises.
“The company took the opportunity to consider a new way of working which could make a meaningful difference to culture and productivity, factors which are absolutely critical in the post-pandemic working environment.
“Jubilee Place has a very regular shaped floor plate, with a side core configuration and 3.4m perimeter glazing which provides maximum efficiency when designing a new workspaces.”
Mr Van Beest said across the market, companies were reassessing their needs not only from a quality and cost perspective, but also as a key measure to attract and retain key talent in a highly competitive, employee-led jobs market.
“Schneider Electric also saw the opportunity to attract staff back to the office with a new, purpose-built fit out in a building which is absolutely the best near-CBD commercial space in the market right now.
“From a tenant amenity point of view, there is just no comparison. Jubilee Place is close to the existing Fortitude Valley Railway Station, the soon-to-be-constructed Cross River Rail station at the RNA Showgrounds and the under-development $80m Valley Metro retail precinct.”
Developed for Credit Suisse Asset Management, the 14-storey A-grade Jubilee Place has achieved 6 Star Green Star Design Rating and 5.5 Star NABERs rating.
Jubilee Place is currently 75 per cent leased, with only the top three floors remaining. Rates currently sit in the low $700s per sqm.
