Office building in tightly held inner-city pocket comes to market

27 April 2022

Owner occupiers, investors and developers have the opportunity to acquire a substantial office building in the middle of Darlinghurst, with the former NSW headquarters of ProBuild Constructions (Aust) Pty Ltd coming up for sale.

Located in the well known pocket of McLachlan Avenue, the modern office building at 83-85 McLachlan Ave has an NLA of 682sqm and features on-site parking for up to 12 cars, an expansive open-plan space with modern interiors and the potential to either occupy, develop or invest in a prominent inner-city precinct.

The Colliers team of Miron Solomons, Matt Pontey and Matthew Meynell are exclusively listing the site, with administrators Deloitte appointed to manage the sales process. It is due to go to public auction on May 26, 2022.

“The region of Darlinghurst and Rushcutters Bay has seen substantial gentrification over the past decade with key transformative projects providing confidence in the hybrid city fringe/Eastern Suburbs market,” Mr Solomons said.

He continued “You just don’t get a substantial freehold like this in this location, the turnover of commercial assets in this Rushcutters Bay / Darlinghurst precinct is extremley rare. The last freehold sale on this street was this building in 2007”

The building was purchased by construction giant Probuild in 2007 for a little over $5 million and has been home to their NSW operations ever since.

“The Eastern Suburbs and City Fringe market has validated the perceived notion of it being a risk adverse market, which has been demonstrated through a number of prolific sales,” Mr Pontey said.

“There isn’t a vendor in these markets who has regretted placing their capital into these prestigious and highly desirable suburbs.”
