Mirvac lodges Planning Application for 383 La Trobe Street in Melbourne

Mirvac Group has lodged a planning permit application for its site at 383 La Trobe St, Melbourne, cementing the Group’s future pipeline in the market.

 

The vision for 383 La Trobe St is to create a distinct commercial precinct with 44,000 square metres of A-Grade office space over 31 levels, accommodating up to 4,000 future workers once complete.

 

Campbell Hanan, Head of Office and Industrial at Mirvac, said the site added to Mirvac’s high-quality Melbourne office portfolio, growing the Group’s strategic share of the market.

 

Mirvac paid Stirling Global $122m for the site in September 2018. The site contains a seven-level B-grade building containing 10,200 square metres. The Vendor had obtained approval for a 70-level building containing 488 apartments and 196 hotel rooms, which Mirvac has ditched in favour of a more modest commercial tower.

 

Designed by Cox Architecture, the proposal for 383 La Trobe St presents a workplace precinct that fosters collaboration and agility incorporating open air terraces, smart building technology throughout and interconnected workplace villages that are designed to offer bespoke environments.

 

“Flexibility underpins the entire workplace design of the building at 383 La Trobe St. Large efficient floor plates (up to 2,400 square metres) that are future-tech enabled are designed to give businesses the freedom to create bespoke connected and engaging workspaces. The unique activation of the ground plane, which incorporates amenity, co working and wellness offerings, supports the demand Mirvac is seeing from the next generation of workers,” Mr Hanan said.

 

Located within Melbourne’s courts precinct, Mirvac has planned an activated project that connects visually to Flagstaff Gardens and embraces the diversity of the broader precinct, linking through to Goldbrough Lane and beyond. There will be around 700 square metres of new lifestyle and retail amenity including a wellness centre, retail laneway, and a forum with leafy green public spaces for socialising and relaxation.

Construction commencement for 383 La Trobe St is planned for 2022.
