Marsden Park Industrial Site Sold for $11.2m

A 10.2ha site near Logo's Marsden Park Industrial Estate has sold to a local developer for $11.2m.

 

The site at the end of South Rd, Marsden Park is earmarked for a new small lot industrial subdivision containing 19 industrial lots ranging in size from 2,000sqm to 20,000sqm.

 

The site is constrained by road and drainage and power easements which reduce the developable area to approx 7.8ha. The purchase price therefore equates to approx $143/sqm of developeable area.

 

Marsden Park has become a key industrial precinct for Sydney's North West with smaller occupiers seeking to co-locate nearer to larger facilities. The purchaser, local developer Fatidin has appointed PRD Commercial and Colliers to offer the industrial lots to the market.

LOGO's have been one of the latest larger developers in the precinct. In 2016 the group acquired a 21ha site just east of the subject site on Hollingsworth Rd for $40m. Stage 1 of the $230 million Marsden Park Logistics Estate is now complete with a 6,224sqm facility for ValleyFresh, and a 12,515 sq m facility for eStore Logistics, Australia’s largest third-party logistics provider. Stage 2 and 3 will see an additional 75,000 sq m of new facilities developed by LOGOs to meet the growing demand in this area with Bluescope's Orrcon Steel relocating its Sydney operations to a 16,000-square-metre facility.
