XWISE GROUP has announced the launch of XCONNECT Business Parks, a new network of masterplanned industrial precincts delivering freehold lots to owner-occupiers and investors across Melbourne’s growth corridors.
The XCONNECT network represents a total projected end value of $885 million across six precincts, to be delivered over the next five years. Spanning 118 hectares and more than 400 land lots, the portfolio integrates industrial, commercial, and retail environments across Melbourne’s northern, western, and south-eastern growth corridors.
The first precinct, WOLLERT XCONNECT, has just launched to market. Pipeline precincts include Plumpton, Officer, Ballarto, and Mickleham, with Plumpton expected to launch later this year.
WOLLERT XCONNECT is located at 60 Boundary Road in Melbourne’s northern growth corridor. The 260,000 sqm site delivers 104 fully serviced, development-ready freehold lots ranging from 776 sqm to 4,783 sqm, with 22-metre internal access roads and 28 landscaped tree reserves/open space areas. Limited lots are now for purchase within Stages 1 and 2, with flexible lot sizes.
WOLLERT XCONNECT is positioned 500m from the future Outer Metropolitan Ring (E6), approximately 18km from Melbourne Airport, 26km from the Melbourne CBD, and 5km from Epping CBD, providing access to key retail, education and health amenities. The surrounding population is projected to grow from 8,000* to over 33,000* by 2041.
Nearby, the Amazon Craigieburn Distribution Centre, Australia’s largest warehouse (200,000 sqm, 2,000 jobs), and the future Beveridge Intermodal Freight Terminal reinforce the area’s status as a major logistics and employment hub.
Akash Ahluwalia, Co-Founding Director of XWISE GROUP, said the launch of XCONNECT marks a significant milestone for the group:
“After years of delivering residential communities across Melbourne’s growth corridors, we could see a consistent gap: the industrial and commercial infrastructure those communities needed was not being built to the same standard. XCONNECT is the answer to that gap.”
“WOLLERT XCONNECT has been designed for the sectors that are actively expanding across Melbourne’s northern growth corridor: warehousing, distribution, freight, light manufacturing, assembly, trade, construction services, ecommerce and fulfilment. For investors and owner-occupiers in these sectors, freehold title, serviced and development-ready lots, and direct access to major arterials represent a strong foundation for long-term operational and asset value.”
“Every precinct in this network will operate under one standard, one brand, and one delivery model. WOLLERT is the first. Plumpton will follow later this year. This is a long-term network build, not a series of standalone projects.”
“We know what Melbourne’s growth corridors need. We’ve been building in them long enough to see it clearly.”
“Every XCONNECT precinct will include mixed-use amenity: petrol stations, food and beverage outlets, and the everyday services the surrounding community depends on. Delivery of these will be managed by XWISE GROUP to ensure consistent standards and continuity of service across the network. This is not an afterthought. It is part of the design intent from the beginning.”
Carmen Smith, Chief Marketing Officer at XWISE GROUP, added:
“XCONNECT is a brand decision as much as a development one. Every precinct in the network will operate under the same identity, held to the same product standard and delivered with the same intent. What we establish at WOLLERT sets the benchmark for every precinct that follows. As the network grows, so does the brand’s proof of concept.”
“WOLLERT is the first of five planned XCONNECT precincts. We have gone to market with an initial release of five lots, and based on the enquiry we are already seeing, I expect demand to outstrip supply.”
