JLL Agribusiness has been appointed to sell Avonlea, 146.3* hectares (361* acres) lifestyle grazing property in Queensland’s South Burnett region.
JLL’s Bart Norris and Fergus Russell have been appointed as the exclusive agents for the sale.
Nestled in Queensland’s coveted South Burnett region, this property lies close to Kingaroy and Nanango, approximately two hours from the Sunshine Coast and Brisbane. The property boasts excellent infrastructure along with a mix of established pastures across one Freehold Certificate of Title.
“Avonlea is a turnkey lifestyle grazing asset. It operates as an efficient small-scale beef cattle enterprise, with infrastructure to suit,” Mr Norris said.
“It benefits from secure water resources through two semi-permanent creek systems, an established surface dam, a solar-operated stock and domestic bore partnered with a 5,000-gallon water tank.”
The Property features newly installed four-barb split post boundary fencing, steel panel yards, a well-maintained homestead and a detached two-bay garage with ample rainwater storage.
Mr Russell said: “The Property’s terrain presents a varied vegetation profile, predominantly comprising Queensland Bluegrass, Kangaroo Grass, and Leafy Panic. Characteristic of mixed open forests, it includes Gum-Topped Box, Queensland Blue Gum, and Silver-Leafed Ironbark species.”
The soil composition is equally diverse, featuring a combination of duplex soils, deep red clay loams, and rich brown earth, contributing to the land’s agricultural potential.
Adding to its appeal, the property is located around 20 minutes from the Bjelke-Petersen dam providing around 2,250* hectares of fresh water offering, fishing, water sports, tranquil views and camping.
Avonlea will be offered for sale by Online Auction via AuctionsPlus on Thursday 10th April, 2025 at 11:00am AEST (if not sold prior).
