Investors look to hit a hole-in-one as iconic Sydney entertainment site lists

Savvy investors have the opportunity to snap up an icon of Potts Point, with the site of the internationally recognised Holey Moley and newly opened La Di Darts hitting the market.

Sitting directly under the landmark Coca Cola sign and with gun-barrel views back to the CBD, the property has been upgraded, with one half operating as the famous putt-putt golf venue and the other transformed into La Di Darts, an augmented darts bar.

Both La Di Darts and Holey Moley are part of Funlab, which is backed by TPG Capital, which manages over US$109 billion in assets. The site, located at 82-94 Darlinghurst Road in Potts Point, has a gross floor area of 1,174sqm.

The Colliers team of Miron Solomons and Matt Pontey have the listing in-conjunction with Jessen O’Sullivan, Andrew Harford and Dominic Ong of Knight Frank.

“Representing one of the largest single floorplates in the city fringe, this is an incredible opportunity within a unique precinct that is continuing its gentrification,” Mr Solomons said. “With the nearby Omnia development now complete as well as the launch of the sales campaign for Iris Capital’s Queensgate at the site of the former Bourbon, there has never been a better time to invest in the precinct.”

“With a long-term lease established and the tenant, Funlab, having recently undertaken a substantial refurbishment and renovation of the premises, this will undoubtedly provide investors with comfort in the strength of the covenant and their long-term commitment to this iconic entertainment precinct,” Mr Pontey added.

Founded in 2001, Holey Moley has 32 venues across Australia, New Zealand and Singapore. It was transformed into a reality television show in Australia which features contestants competing against each other in a series of head-to-head sudden death match ups on a supersized miniature golf obstacle course.

The site is located just 50m from Kings Cross Train Station and has immediate access to William Street. The Sydney CBD is around 1.35km away while amenities like a number of high-quality bars and restaurants, Woolloomooloo wharf, Surry Hills and Edgecliff are all a short distance away.

82-94 Darlinghurst Road in Potts Point is for sale via an expressions of interest campaign closing on the 4th of May, 2022.
