CADRE, the development arm of the Tyas Family Group, has received unanimous planning approval from Yarra City Council for Swan House, a $48M rental apartment project at 439-443 Swan Street, Richmond. The approval marks a significant milestone for the Tyas Family’s growing ‘Communities’ sector.
Swan House will deliver 51 rental apartments across seven storeys, spanning studio, one, two and three-bedroom configurations, purpose-built for long-term rental tenure. The scheme received council approval reflecting both the genuine housing need it addresses and the care taken in how it was brought forward.
Resident wellbeing anchors the entire offering at Swan House. A rooftop terrace with outdoor kitchen and expansive views across Melbourne’s iconic skyline. A fully equipped gym, sauna and dedicated outdoor yoga spaces. Edible gardens, integrated BBQ areas and generous communal moments designed to draw neighbours into easy, everyday connection.
Architecturally, the building has been shaped to encourage movement and interaction – light-filled circulation, walkable internal pathways, and stairs designed to be enjoyed rather than avoided.
At street and lower-ground level, approximately 550sqm* of curated retail space will activate the public realm. CADRE is intentionally seeking tenants in the wellbeing, community, health and food sectors – operators who will help nourish the local ecosystem, support residents and bring renewed energy to the extended Swan Street streetscape.
Residents will benefit from unmatched proximity to trams and Burnley Station, and easy access to the cafés, bars, restaurants, parks and the Yarra River trails that have made Richmond one of Melbourne’s most sought-after addresses.
Christopher Tyas, Co-Founder and Director of CADRE, said the approval signals an important moment for the project and for rental living in Melbourne’s inner east.
“Richmond is a neighbourhood where people genuinely want to put down roots, but rental supply hasn’t kept pace with that desire.
“Swan House is our response to that gap: a place where residents can live well, not just be housed, with the kind of amenity and intention that has historically been hard to find in the rental market.
“Swan House reflects a conviction that has shaped CADRE’s work for years: that human connection, wellbeing, and walkable, vibrant neighbourhoods belong at the heart of every project.”
Swan House sits alongside CADRE’s broader portfolio of community-led projects: SOLHAVEN in Ballina, a fully integrated live-work village recently awarded Silver at the 2026 World Design Awards, and The Nest in Mullumbimby, a 50-home co-living community reimagining rental living in regional Australia.
“Rental apartment living is gaining momentum across Australia because it reflects a genuine shift in how people are choosing to live, with greater emphasis on flexibility, quality and long-term experience.
“Swan House is an opportunity to demonstrate what that looks like when it’s done with real intent, in a neighbourhood that deserves it,” Mr Tyas said.
