Vermont Property Group Launches $205M Roseville Apartment Project
10 September 2026
Third generation property developer Vermont Property Group has officially launched The Henry, a $205 million boutique development in Roseville and Ku-ring-gai’s first apartment project approved by the Sydney North Planning Panel under the NSW Government’s Transport Oriented Development Policy.
With the policy intended to increase housing supply and density close to existing transport infrastructure, The Henry will add 60 oversized two- and three-bedroom residences to Sydney’s Upper North Shore and marks the developer’s fourth project in the region.
The luxury apartments have been designed for locals looking to downsize without leaving the neighbourhood, ranging from 105-145sqm in size and featuring generous balconies, second living areas, double lock-up garages and individual carpeted storerooms.
House-equivalent proportions, European oak flooring, natural stone benchtops and Miele appliances are considered standard interior inclusions, while residents benefit from exclusive access to a suite of elevated resort style amenities tailored around wellness.
Facilities include a rooftop infinity pool, sauna, cold plunge, resident lounge, fully equipped gymnasium, massage room, cinema, BBQ entertaining areas and landscaped gardens.
Positioned above Roseville’s tree canopy, residents will capture sweeping views extending from the Chatswood skyline to Ku-ring-gai and the Blue Mountains.
Vermont Property Group Director Patrick McNamee said The Henry addressed a gap in the Upper North Shore for residents seeking larger, luxurious apartments that surpass the lifestyle of a traditional freestanding home.
“Having grown up in the area, we have a deep understanding of the local market and the people who call the Upper North Shore home,” Mr McNamee said.
“What really sets The Henry apart is the amenity. It’s the heart of the building. Today’s downsizers are active and social, they are playing sport, spending time with grandchildren and travelling often, so we have built the whole project around wellness, connection and security in equal measure.”
“The Henry ticks all those boxes where you have the scale of a home and the amenity of a resort, combined with the convenience of premium apartment living in the community they already know and value.”
Mr McNamee added that the project offered a new proposition for a generation of residents who have spent years building their lives in the area.
“The Henry is the first of its kind in Roseville and its truly boutique nature will suit buyers who value privacy, exclusivity and are seeking a heightened living experience,” Mr McNamee added.
“This isn’t about leaving a neighbourhood behind. It’s about giving residents the opportunity to remain connected to the community they have called home for decades. They can enjoy the same coffee shop and the same streets, but with a more elevated way of living.”
The development’s name is an ode to Lane Cove early settler and emancipist William Henry, drawing on the history of the local area while offering a contemporary approach to downsized living.
iCert Rated build, Corben, has been appointed to deliver construction of The Henry, with works scheduled to commence in 2027.
The Henry is located at 17-21 Shirley Road, 300m to Roseville train station and 14km north of Sydney CBD. Prices start from $2.4 million.
