North Sydney Announced as Location of WOTSO’s 33rd Site

WOTSO, Australia’s leading flexspace operator, has signed a deal with building owner Sun Venture to take over the former WeWork offices at 50 Miller Street in the heart of North Sydney.

CEO Jessie Glew says WOTSO will start operating the 2100sqm site from next Tuesday, April 1.

It is the third new site WOTSO has announced this year and the 33rd in WOTSO’s Australia and New Zealand network.

Glew describes the existing flexspace fitout over three levels at 50 Miller St as “so sexy” and says minimal changes are required to make the space work as a WOTSO.

The big one will be bringing the coworking space onto the ground level, which features floor-to-ceiling windows facing busy Miller Street, a strategy that has worked well for WOTSO in other locations including nearby Cremorne.

“We’ve had such success with that retail shopfront strategy. At Cremorne, for example, we get so many walk-ins, people interacting and engaging with the space at street level,” says Glew.

“We want to do the same thing with North Sydney. Put the coworking on the ground floor with some breakout space to create street engagement, for people to look in and want to know what’s going on. It also helps build community in the space.”

The workspace already has an occupancy rate of approximately 30% which Glew says offers a great base on which to build.

She says WOTSO’s leasing strategy is to be the price leader in the competitive North Sydney market while offering the most flexible terms and best service.

“WOTSO not only presents 50 Miller Street with a differentiating edge, our existing and new flexspace members will also benefit from the coveted WOTSO Passport Program.”

Through WOTSO’s Passport Program, once you are a member of one site, you are a member of all sites, giving members maximum flexibility to access multiple locations with a single membership.

The two other sites WOTSO has announced in 2025 are Kogarah, southern Sydney, and Whangārei, a regional city on New Zealand’s North Island.

At Kogarah WOTSO is partnering with landlord Kogarah RSL on a 600sqm commercial space in a significant mixed-use building close to two train stations.

“We believe southern Sydney offers significant potential for flexspace,” Glew says.

“Kogarah has great transport links and there’s been strong population growth over the past three years thanks to the increased densification of the area.”

In New Zealand, WOTSO will open a fourth flexspace after buying a large site with development potential for $NZ3.7 million in the regional city of Whangārei, capital of Northland, 160km north of Auckland.

“The New Zealand market remains largely underserviced by flexible workspace providers, particularly in suburban and regional areas where demand for agile, community-focused workspaces is growing,’ says Glew.

“We believe Whangārei has a great future with its economy underpinned by significant investments in regional road, rail and port infrastructure.”

WOTSO now has 27 operating flexspaces with six new sites opening over the next three months.

Four of the new sites – North Sydney, Melbourne CBD, Kogarah and Jamisontown in western Sydney – will open during April. In New Zealand, Whangārei and Te Tōangaroa are scheduled to open in June.
