Landmark Broadmeadows Super Hub Launched to Market

Broadmeadows Super Hub at 1100 Pascoe Vale Road, Broadmeadows, one of Australia’s few station-integrated commercial investments, has been launched to the market with price expectations exceeding $20 million.

The mixed-use commercial complex comprises 21 individual titles across 4,252sqm* and is directly integrated with Broadmeadows Station, placing it at the centre of one of Melbourne’s largest transport interchanges and most significant urban renewal precincts.

Jones Real Estate has been appointed to sell the four-level asset, which generates a gross passing rental income of approximately $1.5 million per annum and is underpinned by a diverse mix of government-backed, healthcare, telecommunications and retail tenants.

Positioned directly within the Broadmeadows Station precinct, the property benefits from a direct ground-floor connection to the transport hub, which services Metro Trains, V/Line and NSW TrainLink rail services, together with an adjoining bus interchange comprising 11 routes across Melbourne’s north.

The tenant profile includes Victorian Legal Aid, MacKillop Family Services, Northern Community Legal Centre, APM WorkCare, Dorevitch Pathology, Vodafone and New Medical Imaging.

Vincent Lam 林维钧, Manager – Asian Investment Services Desk, Jones Real Estate, said the offering represented one of the most unique investment opportunities currently available in the Victorian market.

“Opportunities to acquire a station-integrated commercial complex of this scale are exceptionally rare.

“Broadmeadows Super Hub is not simply located beside the station. It forms part of the transport interchange itself, providing investors with direct exposure to thousands of daily commuters, a diverse tenant base and one of Melbourne’s most significant urban renewal precincts.

“The asset combines secure income from government-backed services, healthcare providers, telecommunications infrastructure and established retail operators, creating a highly defensive investment profile that is increasingly sought after by both local and offshore investors,” Mr Lam said.

The property captures exposure to more than 4,000 daily commuters, a figure expected to increase through future transport upgrades including the SRL North and Airport Rail, while neighbouring Broadmeadows Central records approximately 22,000 visits per day. Surrounding arterial roads carry more than 70,000 vehicles daily, providing exceptional visibility and accessibility.

Paul Jones, Managing Director of Jones Real Estate, said the property’s strategic position would benefit from substantial public and private investment planned across Broadmeadows.

“Broadmeadows is rapidly emerging as one of Melbourne’s most important northern activity centres, supported by significant investment in transport, education, housing and community infrastructure.

“With more than $70 million in government-backed projects underway or planned across the precinct, this is an opportunity to acquire a major income-producing asset at the centre of a genuine transformation story.

“What makes this offering particularly compelling is the combination of strong income today and multiple avenues for future value creation, including rental reversion, tenancy optimisation and the flexibility offered by 21 individual titles,” Mr Jones said.

Broadmeadows has been identified as a priority growth precinct through Project Broadmeadows, a long-term revitalisation initiative that includes upgrades to the station precinct, public realm improvements, housing projects, education investment and the future Suburban Rail Loop North corridor.

Held across 21 individual certificates of title, Broadmeadows Super Hub also presents future flexibility through potential strata sell-down opportunities and alternative ownership structures.

The property is being offered for sale via Expressions of Interest closing Wednesday 2 September 2026 at 2pm.
