Work Starts on GemLife Beachmere Waterfront


Construction has begun on a $295 million over-50s community in South East Queensland’s Beachmere, bringing 335 new homes, hundreds of jobs and $2.5 million in infrastructure improvements to the region.

GemLife Beachmere Waterfront will be developed on a 62-hectare site on Gillian Street, with more than 80 per cent dedicated to green space and protected wetlands, including an existing 1.1-hectare lake overlooking Caboolture River.

Pumicestone MP Ariana Doolan and City of Moreton Bay Councillor Mark Booth joined GemLife Managing Director and Group CEO Adrian Puljich to turn the first sod on the new community, which will be developed in stages over the next three years.

The project is expected to create 400 local jobs through the delivery of housing, resort-style amenities, and road upgrades, including new turning lanes and widening of a portion of Beachmere Road.

Located 58 kilometres north of Brisbane, GemLife Beachmere Waterfront is GemLife’s fourth land lease community in Moreton Bay, bringing the total number of homes it is delivering in the fast-growing region to more than 1,685.

Pumicestone MP Ariana Doolan said GemLife Beachmere Waterfront would give the community more than just new housing.

“Projects like this are exactly what our growing community needs,” MP Doolan said.

“As a State Member for Pumicestone and a Beachmere local, I know that we need to get the balance right with respect to unlocking new housing supply while backing local jobs and building the supporting infrastructure.

“The only way through Queensland’s housing crisis is by delivering more homes.”

Councillor Mark Booth said this project would help ensure Beachmere is ahead of population growth.

“This development is an important step in planning for our growing community, with investment in local roads and infrastructure that will benefit both new and existing residents,” Cr Booth said.

“We know there is a real shortage of one and two-bedroom homes across our city, and developments like this help address that gap.

“By providing more appropriate housing options for over-50s, it also frees up larger family homes, which is critical as Moreton Bay continues to grow.”

GemLife Beachmere Waterfront will be released to the market in June in line with the opening of its new onsite sales office, with the first homes expected to take shape from mid-year and the first residents anticipated to move in from end of 2026.

Mr Puljich said early enquiry data highlights strong demand from across South East Queensland, with nearly half of all enquiries coming from buyers within 30 to 100 kilometres, predominantly from Greater Brisbane suburbs.

“Key enquiry hotspots include Brisbane’s inner suburbs and the Gold Coast, reflecting a growing trend of city-based downsizers seeking coastal lifestyle communities within easy reach of the capital,” he said.

“Buyers also appreciate that this community has been sensitively designed to complement and protect its beautiful lakefront location. Our ethos is to always consider the natural environment as part of the community.”
