Urban Logistics Co. signs WE-EF Lighting across 4,600 sqm at its DA approved Braeside expansion

Urban Logistics Co. (ULC) is pleased to announce it has signed a new lease with WE-EF Lighting, a leading global lighting manufacturer. It also marks a significant milestone, with the sod turning event onsite signaling the official commencement of construction at its expanded Braeside facility.

ULC acquires and manages logistics assets in inner urban markets that are close to population and key logistics infrastructure. Through adaptive reuse of existing industrial sites and facilities, ULC repositions and develops a portfolio of high-quality office and warehouse space fit for purpose in a rapidly changing industrial landscape.

Under the lease agreement, WE-EF has committed to 4,600 square metres of space. It is structured to enable mark-to- market rents, reflecting continued demand for well-located industrial space.

ULC’s development plans for the site include targeting a 5 Star Greenstar rating, 99kW solar panel system, electric vehicle and bicycle charging stations, end of trip facilities with showers, lockers and bike racks, digital power and water monitoring, solar hot water supply, use of recycled rainwater, energy efficient appliances and responsibly selected finishes and fixtures to minimise the embodied carbon impact.

The expansion sits alongside an existing, fully leased 11,000 square metre facility with a less than three-year WALE. In preparation for future releasing this existing facility will be repositioned including upgrade of fire services, facade and estate improvements and sustainability initiatives.

“This is another example of Urban Logistics Co executing its strategy by identifying underutilised assets, securing approvals, and delivering value for customers. We acquired the building in September 2021, with approvals received for the site expansion in May 2022. Our commitment is to provide functional, high-quality warehousing with unmatched connections to end customers,” Ms. Checchin said.

Ms. Natasha Beljic, Development Manager for ULC said, “We are excited to create a space for a tenant who shares our passion for quality and design. The building is designed in collaboration with Matthew Woodward Architecture and Nettletontribe, using non-conventional industrial building materials which focus on enhancing experience for occupants, durability, and practicality. In collaboration with WE-EF, ULC is expanding the landscaped areas throughout the development to best showcase WE-EF’s product, serving as a case study for their customers.”

Colliers Industrial & Logistics Associate Director Luke Lowden & National Director James Stott were able to introduce the site to WE-EF understanding their upcoming lease expiry and plans for expansion from their existing site in Braeside. Mr. Lowden commented “This is an exciting project, and we are looking forward to the delivery of this prime grade asset in Q4 2024.”
