Major Development Opportunity Offered to the Market in Next Land Release at Bradfield City

A landmark 6.7-hectare development opportunity within Bradfield City, Australia’s first new city in more than 100 years, has been released to the market, offering developers, investors and consortia the chance to help deliver the next stage of Western Sydney’s emerging advanced industry ecosystem.

Knight Frank, on behalf of the Bradfield Development Authority (BDA), is seeking a development partner for the Enterprise Precinct, a strategically positioned site adjacent to the city’s

Advanced Manufacturing Precinct, including the operational Advanced Manufacturing Readiness Facility (AMRF) and the future AMRF Semiconductor Advanced Packaging Facility, which is scheduled to open in 2028.

The Expressions of Interest campaign follows the successful appointment of Plenary Group as development partner for Bradfield City’s City Precinct and represents the second major land release undertaken by the BDA as it continues to build critical mass within the city’s innovation and advanced manufacturing ecosystem.

The Enterprise Precinct comprises 6.7 hectares of Enterprise-zoned land and is expected to be fully serviced and development-ready from early 2029, with essential infrastructure including power, water, sewerage, telecommunications and heavy vehicle access delivered to lot boundaries by BDA.

The precinct has been specifically designed to support advanced manufacturing, research and development, pilot production, semiconductor technologies and other high-value industry sectors.

More than 20 occupier expressions of interest to locate in the precinct have already been received by BDA from blue-chip organisations through to SMEs, demonstrating broad-based demand across BDA’s target industry sectors well ahead of delivery.

Knight Frank Partner and Head of Capital Markets, Australia Michael Kwok said the opportunity represented one of the most significant advanced industry development opportunities currently available in Australia.

“This is a truly unique opportunity to partner with government in delivering the next chapter of Australia’s newest city and one of the country’s most ambitious economic development projects,” he said.

“It offers institutional-grade exposure to the growth of Australia’s emerging advanced industry and innovation economy.

“The Enterprise Precinct offers something that is exceptionally difficult to replicate elsewhere. It combines development-ready land, significant government infrastructure investment, established occupier demand and direct access to world-class advanced manufacturing and semiconductor facilities within a single integrated ecosystem.

“We’re inviting developers and investors with a long-term vision to help shape a globally competitive innovation precinct that will support future industries, create jobs and drive economic growth for decades to come.”

Kelwyn Teo, Partner and Head of Advisory, Australia at Knight Frank, who is acting as commercial advisor to the project, said the precinct’s strategic positioning differentiated it from other industrial and enterprise-zoned opportunities across Australia.

“What sets the Enterprise Precinct apart is the deliberate creation of a complete advanced industry ecosystem,” he said.

“Future occupiers will be located alongside specialised facilities such as the AMRF and Semiconductor Advanced Packaging Facility, creating opportunities for collaboration, innovation, prototyping and commercialisation that simply do not exist in traditional industrial estates.

“Combined with the Bradfield Development Authority’s work to identify prospective occupiers and establish early demand, the development partner will have the opportunity to deliver a precinct aligned to the future needs of advanced industry.”

Bradfield City is being developed close to Western Sydney International Airport (4 minutes by Metro) and forms a key component of the Western Sydney Aerotropolis. The city is planned to accommodate more than 20,000 jobs and 10,000 homes and is underpinned by billions of dollars in State and Commonwealth Government investment in transport and enabling infrastructure, including the Western Sydney International Airport, Sydney Metro Western Sydney Airport line and the M12 Motorway.

The Bradfield Development Authority is seeking respondents with the capital, development expertise and industry relationships required to bring its vision for the Enterprise Precinct to life, with a focus on attracting businesses operating in advanced manufacturing, aerospace, defence, clean technology, education, research and other innovation-driven sectors.

Ken Morrison, CEO, Bradfield Development Authority, said the Enterprise Precinct is central to the vision of creating an ecosystem in Bradfield City where advanced industries can grow, innovate and compete on a global scale.

“The Enterprise Precinct marks an exciting next phase in the development of Bradfield City, as we build the infrastructure and partnerships needed to create a thriving hub for industry, innovation and economic activity.

“With the AMRF already operational, the Semiconductor Advanced Packaging Facility under construction and strong interest from prospective occupiers, we are looking for a partner who can help us deliver the next critical piece of the advanced industry ecosystem we are creating here in Bradfield City.”

The Expressions of Interest campaign for the Enterprise Precinct in Bradfield City will close on December 11, upon which a short-list of bidders will be advanced to the next round, with the successful bidder entering into a Project Delivery Agreement with the BDA.
