A new business park being developed in Adelaide’s growing north is set to attract significant interest from both buyers and tenants as it hits the market.

The estate, situated on 7,300sq m at 7 Peachey Road in Edinburgh North, offers nine office and warehouse units ranging in size from 185sq m to 1,734sq m.

They are being offered to the market for sale or lease by private treaty via Knight Frank agents Marco Onorato and David Ludlow, who are acting on behalf of the developer, Samaras Developments.

Asking prices to purchase in the business park will start from $565,000, while leasing rates will start from $35,000 per annum.

To be constructed to a high quality, the internal features of the units include clear span warehouse with 8 metre clearance, office area which can be purpose built to suit the end user, a motorised high clearance roller door and three phase power.

Externally the units have concrete driveways, multiple access and egress for commercial and light vehicles, 24/7 controlled access and a sustainable landscape design.

Mr Onorato said the industrial units were expected to be sought after due to their affordability and location, as well as the high quality of the product.

“There is the potential for additional purchaser or lessee inclusions by negotiation, which is the huge benefit of buying off the plan,” he said.

“The units are perfectly suited to investors and occupiers including service providers, manufacturing, storage and distribution and e-commerce.

“Prominently located within the industrial and retail heart of Edinburgh North within close proximity to established brands including Drakes, Tyrepower and Barossa Fine Foods.

“It benefits from ideal connectivity to arterial roads including Main North Road and the recently upgraded Northern Expressway.”

The business park is just three minutes to the Elizabeth City Centre, five minutes to Main North Road and Munno Para Shopping Centre and six minutes to the Northern Expressway.

Mr Ludlow said there was ongoing strong demand for industrial units in Adelaide.

“Given the functionality of this product and the fact that it suits a wide range of users, compounded by the lack of industrial supply, we expect to see an impressive take up from both buyers and tenants,” he said.
