Pub and Shopping Centre bordering West Caboolture’s residential catchment sold off-market

A Caboolture pub favourite and local shopping centre have been sold by leading agency Savills Australia in an off-market transaction.

The owners held Trader Dukes Caboolture and Kings Circle Shopping Centre for over 16 years before taking advantage of the current Southeast Queensland market conditions.

The asset resides on a large 8,082 sq m* land holding fronting King Street, one of Caboolture’s main arterial roads, and acts as the gateway to the Sunshine Coast.

The shopping centre holds 10 tenancies including, a bakery, Kings Circle Medical Centre, newsagency and SPAR Supermarket.  Trader Dukes Caboolture is a multi-faceted business with facilities comprising of a sports bar, gaming room (approved for 30 EGMs, operating 25 EGMs), dining area, beer garden, on-site bottleshop and three detached bottleshops.

According to Leon Alaban, National Director – Savills Hotels, “With the pub adjoining the retail centre, the acquisition of the asset provides the purchaser with strong revenue from food and beverage, retail liquor and gaming trade, coupled with the stable rental income from each of the tenancies.”

Tony Bargwanna, National Director – Savills Hotels said, “Caboolture is amongst the suburbs booming in the Moreton Bay region with the area witnessing a large increase in developments in recent years and consequently population growth.”

Caboolture is located under an hour from Brisbane (45km*) and recorded a population of 67,460 in 2016, according to the Australian Bureau of Statistics.
