Construction Begins on New Punthill Oakleigh Central Apartment Hotel

LiveStay has announced the commencement of construction of Punthill Oakleigh Central, a new 55-key apartment hotel at 45–49 Portman Street, marking its second Punthill property in Oakleigh and another significant addition to the group’s existing Melbourne portfolio.

Demolition works are already underway on the site, with Punthill Oakleigh Central expected to open in 2028. The property is being developed by BNG Group with construction being delivered by Jardon Group.

The new Punthill property will offer 55 apartment-style rooms, comprising 38 studios, 14 one-bedroom apartments and three two-bedroom apartments, providing flexible accommodation for both short and extended stays. DDA-accessible rooms will also be available.

On-site facilities will include a reception and lobby, conference room, gym, guest pantry, guest laundry, Wi-Fi, and car parking.

Expanding Punthill’s Presence in Melbourne’s South-East

The commencement of Punthill Oakleigh Central reinforces LiveStay’s strategy of expanding its Punthill portfolio in markets where there is strong and sustained demand from corporate, project and extended-stay guests.

Oakleigh is a natural fit for this strategy, with Punthill Oakleigh Central located close to the Monash National Employment and Innovation Cluster (MNEIC), one of Australia’s largest concentrations of employment, education, healthcare, research and technology activity. The surrounding precinct is home to major institutions including Monash University, Monash Medical Centre and the Victorian Heart Hospital, alongside established retail, dining and transport infrastructure.

Says LiveStay CEO, Zed Sanjana, “Punthill has a long history of providing flexible, apartment-style accommodation in locations where there is strong demand from corporate and extended-stay guests. Oakleigh is an excellent fit for the brand, given its position within Melbourne’s south-east and its proximity to some of the city’s most significant employment, education, healthcare and research precincts.

“The commencement of Punthill Oakleigh Central is particularly exciting for us as it will be our second Punthill property in Oakleigh. That is a strong endorsement of the location and our confidence in the demand for high-quality, flexible accommodation in this part of Melbourne.”

Designed for business and leisure

Punthill Oakleigh Central will cater to a broad range of guests, with a particular focus on corporate, project and extended-stay demand.

The property will provide accommodation for professionals working across Oakleigh, Clayton, Chadstone and Melbourne’s broader south-east, including project teams, contractors, consultants, relocating employees, visiting academics and healthcare-related travellers.

Its mix of studio, one-bedroom and two-bedroom apartments will also appeal to leisure guests, families and people visiting friends and relatives, as well as those travelling to the area for university, medical appointments, shopping and events.

Interconnected apartments will provide additional flexibility for families, colleagues and groups travelling together.

A well-connected location

Punthill Oakleigh Central will be located close to Oakleigh’s established shopping and dining precinct, including Eaton Mall, as well as Oakleigh Railway Station and Chadstone shopping precinct.

Guests will also have convenient access to Monash University’s Clayton campus, Monash Medical Centre, CSIRO’s Clayton facilities and the wider Clayton business and research precinct.

Likewise, the property’s location provides easy access to Melbourne CBD, Chadstone, Clayton and Dandenong, while broader infrastructure investment across Melbourne’s south-east is continuing to improve links across the region.

Says BNG Group Managing Director, Richard Han, “We are pleased to be working with LiveStay to deliver Punthill Oakleigh Central and to contribute to the continued growth of Oakleigh. The project will provide a high-quality accommodation option for the many business, project and leisure visitors coming to this part of Melbourne’s south-east.

“We look forward to seeing the project take shape and becoming part of Oakleigh’s evolving accommodation and commercial landscape.”

A strategic addition to the LiveStay portfolio

Punthill Oakleigh Central forms part of LiveStay’s ongoing growth of the Punthill brand, with a focus on markets that offer strong corporate, project and extended-stay demand.

The new property will complement LiveStay’s existing Punthill offering in Oakleigh, providing additional accommodation capacity in one of Melbourne’s key employment and innovation regions.

Says Sanjana, “We’re delighted to be working with BNG Group and Jardon Group to deliver Punthill Oakleigh Central. The project reflects what we look for in a Punthill location – strong local demand, excellent access to the region’s key business and employment centres, and the opportunity to provide guests with the flexibility and space that apartment-style accommodation offers.

“Having a second Punthill property in Oakleigh gives us an opportunity to build on our presence in the area and continue delivering the flexible, apartment-style accommodation that our guests value. We look forward to welcoming guests when Punthill Oakleigh Central opens in 2028.”

With demolition now underway, construction of Punthill Oakleigh Central is progressing ahead of its planned 2028 opening.
