Northshore Hamilton’s Five Englobo Sites Change Hands in Landmark Riverfront Sale

Brisbane’s most significant riverfront development opportunity fully committed, delivering more than 2,200 new homes to the city’s inner north
In a landmark deal reshaping Hamilton’s riverfront, all five englobo development sites at 60-102 MacArthur Avenue have changed hands, in one of the largest transactions of its kind in Queensland’s history, completed on behalf of Economic Development Queensland (EDQ).
Exclusively appointed by EDQ, CBRE’s Will Carman, John Nucifora, and Trent Hobart ran a competitive Request for Proposal (RFP) process that drew strong national developer interest across all five lots – totalling 6.117 hectares and 571 metres of combined Brisbane River frontage.
The five sites have been secured by Red & Co, Joe Adsett Developments, GRAYA, Lancini Property Group, and Greyburn. Together, the developers will deliver more than 2,200 new homes as part of the 304-hectare Northshore Hamilton Priority Development Area (PDA), one of the most significant urban renewal precincts in Australia.

With all five sites now committed, attention will increasingly turn to the creation of a new waterfront community that will help shape Brisbane’s inner north for decades to come.”

The sites are six kilometres from the Brisbane central business district, with direct access to 2.5 kilometres of Brisbane River foreshore. All five lots are zoned for mixed-use development, supporting medium to high-density residential, commercial, and retail outcomes, and are expected to be development-ready from 2028.
Northshore Hamilton is set to deliver up to 14,000 homes at full precinct completion, accommodating approximately 24,500 residents and contributing more than $14 billion to Queensland’s economy. The precinct sits at the centre of Brisbane’s accelerated transformation ahead of the 2032 Olympic and Paralympic Games.
