Little Scribblers lease converted Mooroolbark Childcare tenancy co-located with existing Primary School

In a resounding testament to the robust childcare market and the existing improvement with quick delivery time frames, Little Scribblers has emerged as the successful tenant for a new Mooroolbark childcare facility at 4 Birchwood Drive.
The subject property will be co-located with Mooroolbark Grammar – a private primary school who have been operating from the site since it’s development 15+ years ago. The private developer and real estate owner will convert and substantially re-furbish all existing improvements to a bespoke standard for the childcare provider. With plans and permits already in-place completion is expected some point in the coming 12 months.
The centre is permit approved for 127 places and will be leased at an annual rental of $381,000 per annum.
CBRE’s Australian Healthcare and Social Infrastructure featuring Sandro Peluso, Jimmy Tat & Marcello Caspani-Muto drove the leasing income for their private owner.
Marcello Caspani-Muto said “The leasing result is a testament to the appetite we are seeing in market for renovated or converted centers. These are of appeal to operators for both their certainty and speed of delivery and a development cycle that is unquestionably experiencing some challenges of late. The demographics of the location cannot be questions, the operator will be adjoining an existing boutique primary school, but further to this, the center is only 150m* from Rolling Hills Primary school. It’s very clear there is an need for more childcare in the area.”
Sandro Peluso said “Traditionally, childcare operators want main road exposure – however these sites in metropolitan locations are becoming more challenging to source as development opportunities are absorbed. In many instances these main road sites also present access and egress challenges for parents. This property was of appeal to multiple tenants for it’s significant parking, quiet streets and immediately surrounding demand.”
The leasing of 4 Birchwood Drive, Mooroolbark to Little Scribblers represents a significant milestone for CBRE and highlights their seventh major leasing deal in 2023.
