Diversified national property developer Goldfields has lodged a Development Application for an A-Grade office building in Brisbane’s James St precinct, signalling its confidence in the future of the Brisbane commercial property market.

Goldfields’ Chief Executive Officer, Lachlan Thompson, said 88 Robertson St would fundamentally change the inner Brisbane office market through the provision of approximately 16,000sqm of new commercial office space with end-of-trip facilities, rooftop restaurant, ground floor café, winter rooms, and street level landscaping.

“Our vision for this prime site is to create Brisbane’s best commercial office building outside the CBD,” said Mr Thompson. “88 Robertson St will deliver the last piece of the James St puzzle by combining a premium professional address with an exceptional food and beverage offering within walking distance of one of Australia’s most prominent retail and lifestyle precincts.”

“88 Robertson St will be the ideal location for tenants seeking a bespoke experience focused on convenience, connectivity, and a holistic approach to health, fitness, and work.”

“Goldfields is a big believer in the future of the Brisbane office market and our investment in the James St precinct will help ease the current pressure on vacancy rates by breathing new life into the undersupplied CBD fringe.

“As with all Goldfields developments, our approach to 88 Robertson St is based on maximising the amenity for precinct users and strong, local partnerships. Our Queensland-based development team has been working hard to ensure a positive outcome for tenants, surrounding residents, local commuters, and pedestrians.

“88 Robertson St has been designed by Cox Architecture and is the second collaboration between our companies following the success of our Goldfields House commercial office building on Chapel Street in Melbourne.”

Cox Architecture Director, Brendan Gaffney, said the goal was to design a next- generation Brisbane workplace hub which combines the commercial appeal of a CBD golden triangle office building with the character of the Valley and James Street precinct.

“88 Robertson St will feature integrated gardens and 360-degree views complete with a café-focused laneway inspired ground plane, and a city-view dining experience,” said Mr Gaffney. “Once complete, 88 Robertson St will set a new standard for the commercial office experience in Brisbane.”

The PCA A-Grade building will be built to a 5-star Green Star and 5.5 star NABERS energy rating and is designed to be powered entirely by renewable electricity (i.e. 100% GreenPower for an all-electric building).

The James St precinct’s high walkability and proximity to public transport hubs, combined with its premium end of trip facilities and EV charging stations features will make for a highly amenable and sustainable workplace.

Located less than 2km from the Brisbane CBD, 88 Robertson St is a 650m walk from Valley Metro station, 500m walk from Howard Smith Wharves, and a 250m walk to James St.

Subject to planning approval and conditions, construction is scheduled to commence in September 2025 with practical completion forecast for October 2027.
