Fairfield industrial site set to fetch $30m-plus

An expansive landholding in Fairfield in Sydney’s west has been listed for sale, and is expected to generate interest in excess of $30 million.

The 28,800sqm site at 311 The Horsley Drive is within walking distance of Fairfield’s town centre and train station, and the Fairfield City Central shopping centre.

It currently features industrial improvements totalling 4,245sqm and a 15,200sqm hardstand, and generates a gross annual income of $637,785+GST through two short term tenancies.

The property has flexible B6 Enterprise Corridor zoning, permitting warehousing and distribution, with no height restrictions on potential developments.

The Horsley Drive runs between the Hume Highway and Cumberland Highway, with the latter offering easy access to the M4 and M7 Motorways.

CBRE’s Elijah Shakir and Alex Mirzaian, and Ray Trimboli and Joe Trimboli from Savills have been appointed to manage the sale campaign under instructions from Newpoint Advisory, with Expressions of Interest invited by November 30.

“The site offers a unique opportunity to secure land within a supply-constrained area,” Mr Shakir said.

“It has strong fundamentals for last-mile and metropolitan Sydney delivery, while the passing income provides flexibility for developers who intend on working through a DA.

“We’re expecting strong interest from industrial developers and institutions seeking to capitalise on rising rental levels and Western Sydney’s record-low vacancy rate.”

Ray Trimboli added: “The site has the ability for strong rental growth, and the flexibility to partially or completely redevelop the site.”
