Emerald Lakes Town Centre hits the market

30 September 2021

Pointcorp Group is selling the Emerald Lakes Town Centre at Carrara following a successful leasing campaign, amid strong buyer demand for South East Queensland investment opportunities.

Located at 3027 The Boulevard, the 4,829sqm property is currently occupied by 14 tenants and provides a fully leased net income of approximately $1,952,246 per annum.

CBRE Gold Coast’s Mark Witheriff, Daniel Doran and John Nucifora have been appointed to manage the Expressions of Interest campaign, which closes at 4:00pm on Wednesday 27 October 2021.

“We are seeing significant capital enter the Gold Coast market, particularly from Sydney and Melbourne, with investors targeting assets that have shown continued strong performance during the COVID-19 period,” Mr Witheriff said.

“The Emerald Lakes Town Centre has shown tremendous resilience over the past 18 months and the property’s spread of national and local tenants across varying categories, including a strong medical representation, will provide investors with a strong and diversified income stream.”

The modern five level building offers 156 parking bays and is surrounded by cafés, restaurants, a medical centre and dentist, with a Friendly Grocer supermarket opening soon.

“The property has an enviable spread of quality tenants including global infrastructure and planning group Cardno, national property fund manager Oliver Hume and the Uniting Church of Australia,” CBRE’s Mr Doran said.

“It is situated at heart of the Emerald Lakes precinct, which has emerged as a thriving community with a vibrant commercial and retail precinct.”

The property also offers easy access to the M1 (Nerang exit), Nerang Train Station, Metricon Stadium, RACQ Royal Pines, Emerald Lakes Golf Centre and Emmanuel College.
