
A residential community in outer Melbourne is shifting its product offering, giving more first home buyers a chance to enter the challenging property market.
While the $210 million residential community, Carolina by AVID Property Group, is primarily land lots, the community is setting aside more future stock to boutique, turn-key townhomes.
AVID Victoria Project Director Danny Boubli says this shift is – in part – to give more hopeful homeowners a cost-effective alternative.
“To date, 53 per cent of Carolina purchasers are first home buyers, so we’ve included a range of smaller lots and townhomes in our masterplan to cater to the demand from these buyers, as well as evolving market conditions,” Mr Boubli said.
“In the current economic climate, we know purchasers are cautious to invest in a new home, these smart design townhomes provide the high-quality inclusions and luxury finishes buyers are looking for, at a more affordable price.”
Carolina has recently launched several dual storey, modern townhomes with Victorian builders, Nostra Homes, Sienna Homes and Soho Living.
These townhomes will be spread throughout the community, providing a seamless blend between medium and low density living across the masterplan.
“All the townhomes include turnkey packages, meaning finishings such as appliances, stone bench tops, landscaping, fencing, driveways, and even the letterboxes are included in the price so there are no hidden or unexpected costs for the buyer,” Mr Boubli said.
“We are finding a lot of first home buyers are drawn to the stress-free purchasing process and convenience of these homes; they offer a generous 15sqm to 21sqm of living space as the designs maximise every inch of the block.”
Each home aligns with Carolina’s six leaf EnviroDevelopment certification through the inclusion of various low emission materials, water efficient taps and appliances, and energy efficient living areas promoting cross flow ventilation to reduce the need for heating and cooling.
The townhomes available at Carolina include three or four bedroom layouts with many including built in robes, generous porches, multipurpose study spaces, and large master suites.
