Construction has commenced on Mount Barker’s newest community of Larkview, with the development also recording its 100th sale in just over six months.

Developer Jinding has appointed national civil construction company Winslow Constructors to deliver bulk earthworks across the community’s first four stages. These works are expected to be completed by mid-year, enabling civil delivery of the community’s first 139 lots.

Larkview first homebuyer Riddhi Chotara, 19, is looking forward to commencing construction on her home in 2027, after she recently became the 100th purchaser at the community.

A student at Flinders University, Riddhi was encouraged by her father to get on the property ladder and will move to Larkview from Northfield once her home is complete.

“Larkview was the first place we went to together and what stood out were all the options. I loved the sound of the lifestyle and Jinding’s previous projects. I checked out the area, not really thinking I was going to buy, but then I realised it wasn’t a bad idea. I’m so surprised to be the 100th purchaser!” she said.

“My parents have always encouraged me to not wait for things to happen to me, or to expect to be handed opportunities. So I started looking for places, thinking the earlier I start on my property journey, the better.

“I am someone who really wants to be independent. I’m Indian and it isn’t traditional for girls to be like this, but my parents are so supportive and we’ve always believed in the opportunity property affords.”

Jinding National Development Director of Communities Chris Ravat said Larkview had proved popular among first homebuyers, with 30 per cent of buyers in this category.

“We recognise that Mount Barker has limited land options for those wanting to get on the property ladder for the first time, which is why we deliberately included a range of affordable lots, providing young South Australians the opportunity to live in this fantastic community,” he said.

He added that construction commencement would give Larkview’s future homeowners confidence in the momentum behind the community.

“Seeing construction start at Larkview provides real assurance to our purchasers that this community is progressing as planned,” he said.

“It also signals meaningful progress in addressing housing supply for Mount Barker, where demand has consistently outpaced delivery. By offering a variety of lot sizes, we’re creating opportunities for locals at different life stages to secure their future here.”

Larkview has been well received by property buyers, with more than 65 lots sold in the September quarter last year, which drove the busiest quarter of sales in the region (148 lots sold in total) since Oliver Hume Property Group’s records began in 2020.

The community will comprise more than 350 lots across an undulating 22-hectare site with expansive views of the rolling Adelaide Hills and the Mount Barker summit.

It will also sit adjacent to two primary arterial roads – Wellington Road and Heysen Boulevard – providing direct access to local supermarkets and essential services.

One of Larkview’s defining features is the connection to the natural landscape. Mature trees, including historic soaring Monterey Pines and hallowed Manna Gums, have been preserved and thoughtfully integrated into the master plan, with the community designed to embrace these natural landmarks.

More than three hectares of green open space will include landscaped wetlands, an expansive woodland reserve and a central community park.

Mr Ravat attributed the strong buyer demand to date to Larkview’s product diversity, strategic location and increasing urgency in the market.

“Property prices in Mount Barker have been rising consistently, and that’s created a real ‘buy now or miss out’ mentality among buyers,” he said. “We’re deliberately releasing a range of opportunities at Larkview – for first home buyers and growing families, as well as downsizers. Communities like this play an essential role in allowing people to stay local as the region grows.”
