Construction Commences at Florian Rise as Rochedale’s First Apartment Community Takes Shape
25 June 2026
Construction is officially underway at Florian Rise, with appointed builder RCQ Construction completing earthworks and progressing into vertical construction on Stage One, marking a significant milestone for Rochedale’s first apartment community.
Florian Rise Stage One comprises 62 apartments across two buildings now under construction, including Aster Apartments, with 24 residences across three levels, and Banksia Apartments, with 38 residences across five levels.
Developed by Pask and designed in collaboration with leading architects Ellivo, Florian Rise, located at 41 Skyview Avenue, Rochedale, is a masterplanned community of 188 apartments across five buildings on a 14,800sqm site, with Stage One scheduled for completion in Q4 2027
Pask Development Director John Curtis said the commencement of vertical construction marked a defining moment in delivering the company’s long-term vision for the Rochedale community.
“Seeing Florian Rise move into construction is a significant milestone for Pask and for the future residents who will call this community home.
“Florian Rise has been designed to deliver a connected residential community centred around landscaped open space, wellness amenities and enduring architectural design, and the commencement of construction marks the beginning of bringing that vision to life.
“This project represents the next evolution of housing within Rochedale and reflects Pask’s more than 55-year legacy of delivering thoughtfully designed places that endure for generations,” Mr Curtis said.
RCQ Director, Justin Stainton, said Florian Rise represented one of the most significant residential construction projects currently underway in Brisbane’s south and the first apartment build the suburb of Rochedale has seen.
“With earthworks now complete, our focus shifts to vertical construction across both the Aster and Banksia buildings, with works progressing concurrently to keep Stage One on track for completion in Q4 2027.
“Our team is committed to delivering Florian Rise to the highest standard of construction quality and workmanship, with a strong focus on craftsmanship throughout every stage of the build.
“The simultaneous construction of the three-level Aster and five-level Banksia buildings reflects the scale and complexity of the project, with activity expected to ramp up significantly through 2026 as both structures rise from ground level and progress through structural, façade and fit-out stages,” Mr Stainton said.
The Florian Rise apartment collection, with prices starting from $940,000, includes two-bedroom, two-bedroom plus multi-purpose room, three-bedroom and four-bedroom residences, with layouts designed to maximise natural light, cross-ventilation and indoor-outdoor connectivity.
Luxury apartment marketing specialist TOTAL Property Group is presenting Florian Rise to the market, with Managing Director Adrian Parsons saying the commencement of construction provides important confidence to buyers and reinforces the strong demand for apartment living within Rochedale.
“The commencement of construction is a significant milestone for the buyers who have already secured their residences at Florian Rise and provides further confidence to the broader market as the project progresses into delivery.
“We have seen an exceptional response since the launch of Florian Rise, with 75% of Stage One sold, highlighting the depth of demand for well-designed apartment living within established Brisbane suburbs.
“The buyer profile has been dominated by owner-occupiers, including local Rochedale residents, young professionals and downsizers seeking larger apartment layouts, wellness-focused amenities and a more low-maintenance way of living without leaving their local community.
“Florian Rise has provided a rare opportunity for first home buyers to enter the market for well under a million dollars,” Mr Parsons said.
Florian Rise is positioned on one of Rochedale’s highest naturally elevated sites, with some apartments enjoying far-reaching outlooks extending to the Brisbane city skyline.
Florian Rise will feature one acre of landscaped gardens and wellness-led amenities within its Garden Club precinct, including walking paths, an expansive multi-purpose lawn, a resort-style 20-metre pool, lounges, spa and sauna facilities, gymnasium, BBQ areas and sheltered outdoor pavilions for entertaining.
A dedicated community clubhouse within the Banksia building will provide flexible spaces designed for residents to work, socialise and connect within the broader community.
Florian Rise is ideally positioned approximately 20 minutes from the Brisbane CBD, with direct access to the M1 and Inner South Busway and within walking distance of Rochedale Village Shopping Centre and a range of leading private and state schools.
