Byron Bay Beachfront Project EADE Tops $70M in Sales

An absolute beachfront apartment project, EADE Byron Bay, has recorded more than $70 million in sales, including two apartments that each sold for more than $10 million.

The $210 million EADE Byron Bay, developed by Vitale Property Group, has recorded two sales at $12.75 million and $11.75 million, among the highest paid for apartments in the coastal town, highlighting the value buyers are placing on rare beachfront residences of this scale and quality, and reinforcing the demand for luxury apartments in a market historically dominated by detached beachfront homes.

EADE Byron Bay occupies a 6,000sqm beachfront site on the corner of Shirley and Milton Streets, overlooking Main Beach and the Wreck surf break and is just 350 metres from the town centre, restaurants and shopping precinct.

The project comprises 25 residences and is the first beachfront apartment development approved in Byron Bay in more than a decade. Construction is underway, with completion scheduled for May 2027.

Buyers to date include Byron Shire residents downsizing from larger homes and has attracted purchasers from Sydney, Melbourne and Brisbane.

The EADE Byron Bay residences are oversized by apartment standards and include 10 garden apartments of 284sqm to 622sqm, nine with private pools, five upper-level apartments, and 10 rooftop terrace apartments with private plunge pools, outdoor entertaining areas and ocean views.

Vitale Property Group, both developer and builder, previously delivered the Mondrian Hotel and Private Residences at Burleigh Heads on the Gold Coast.

Vitale Property Group managing partner Chris Vitale said the scale of both the apartments and the site set the project apart.

“There isn’t another beachfront holding in Byron Bay of this size and position that could be developed again.

“Buyers are responding to the scarcity and the irreplaceability of a site of this calibre and to floorplans they can’t find elsewhere in the market.

“We are seeing buyers place significant value on quality, space, design, resort-style amenities and the rarity of the location. The sales achieved to date demonstrate that discerning purchasers recognise the long-term significance of what is being created at EADE Byron Bay.

“Many are coming from larger homes in the Byron region, or from Sydney, Melbourne and Brisbane, and are after the space, security and convenience, without the upkeep of a house,” Mr Vitale said.

With architecture by Hayball and interiors by Alexander & Co, EADE Byron Bay has been designed to deliver a contemporary yet timeless expression of coastal living.

Resident amenities include a resort-style pool, gymnasium, sauna, cold plunge pool, concierge services and dedicated workspaces. The development is targeting an 8-Star Green Star rating through energy-efficient systems, low-impact materials and extensive landscaping.

EADE Byron Bay is being exclusively marketed by Projx Australia in collaboration with WHITEFOX Projects, with buyer interest reflecting the rarity of the opportunity and the strength of demand for premium beachfront residences in Byron Bay.

WHITEFOX National Projects Director, Phillip Rand said interest had come largely from owner-occupiers and sophisticated lifestyle-driven purchasers.

“We are seeing buyers at EADE place significant value on quality, space, design, resort-style amenities and the rarity of this location. The sales achieved to date demonstrate that purchasers at this level recognise the long-term significance of what is being created at EADE, Byron Bay,” Mr Rand said.

Residences at EADE Byron Bay, are now selling between $4.75 million and $15.95 million. The EADE sales suite is located at the Mondrian Hotel, Burleigh Heads. For details or a private appointment, visit EADEbyronbay.com.au or contact Phillip Rand on 0404 439 567.
