Bordertown Vineyard Portfolio

6 June 2023

Colliers Agribusiness wine industry specialists Tim Altschwager and Nick Dean have been appointed to sell the Bordertown Vineyard Portfolio in the Bordertown wine region of South Australia’s Limestone Coast zone, about 270 km east of Adelaide on the border between Victoria and South Australia.

The Bordertown Vineyard Portfolio represents an exceptional opportunity for investors and existing vignerons seeking a commercial vineyard with a prime location and impressive features. Spanning approximately 487.81 hectares, the property boasts a total vineyard area of about 374.16 hectares, making it one of the region’s largest and most prominent vineyards.

This vineyard consistently produces premium wine grape varieties, including Cabernet Sauvignon, Chardonnay, Merlot, Shiraz, and Tempranillo. With a 10-year average production of approximately 3,600 tonnes, the Bordertown Vineyards consistently deliver high quality grapes, attracting winemakers’ and connoisseurs’ attention.

In addition to its large-scale vineyard operations, the operation benefits from numerous valuable assets. Three residences provide comfortable accommodation options, while a well-equipped administration centre serves as a hub for managing vineyard operations. Extensive shedding and workshop facilities offer ample storage and maintenance areas for machinery and equipment.

Extensive water entitlements of up to 1,086.7 megalitres (ML) are available if required. An underground water license (No. 7704) permits 1,026 megalitres (ML) for irrigation and 61.7 ML for frost protection, ensuring a reliable water supply to support the vineyard’s needs throughout the year.

While the Bordertown Vineyard thrives as a commercial grape-growing operation, Nick Dean advises, “The land holding also presents opportunities for potential redevelopment into alternative horticultural or agricultural pursuits.”

“The property’s prime location, extensive infrastructure, and ample land area make it an enticing prospect for investors with diverse agricultural interests.”

Tim Altschwager adds, “This is an exceptional chance to acquire a large-scale, commercial vineyard in the Bordertown wine region, a highly regarded viticultural area in South Australia.”

“It is a significant vineyard by any measure. Imagine, should the Chinese market reopen, then large- scale commercial vineyards, such as Bordertown Vineyards, assume even greater importance.”

The Bordertown Vineyard Portfolio is for sale by Expressions of Interest, closing Thursday, 13 July 2023 at 12pm (ACST).
