Stonebridge Property Group and Knight Frank have been exclusively appointed to manage the Expressions of Interest campaign for Northam Village Square, a dual-supermarket anchored neighbourhood shopping centre positioned in the principal regional service hub for Western Australia’s Avon Valley and Central Wheatbelt.
Located 96 kilometres north-east of the Perth CBD, the asset presents investors with the opportunity to secure a defensive, convenience-led retail centre anchored by Coles and ALDI, with almost 60% of gross rental income derived from the two supermarket majors.
Northam Village Square comprises approximately 7,973 sqm of GLA and is complemented by three mini-majors, just nine specialty tenancies and a Viva Energy pad-site. Approximately 92% of income is secured by national and chain tenants, while the centre provides a 6.5-year WALE by income and estimated fully leased net operating income of $2.49 million per annum.
The centre occupies a substantial 28,124 sqm corner landholding with more than 400 metres of triple street frontage, six access points and 316 at-grade car spaces, while its freestanding configuration supports a low-management operating model. Additionally, average specialty gross rents sit 56% below benchmark, providing scope for rental growth alongside contracted annual growth of 3.35% across the non-major tenancy mix.
Northam is the principal service hub for the Avon region, supporting a catchment of 27,000 residents and drawing regular visitation from surrounding Wheatbelt communities for retail, healthcare, education and government services.
The regional economy has also diversified beyond agriculture, with investment in manufacturing, logistics, healthcare and public services, including the $500 million AvonWest Logistics & Enterprise Hub, reinforcing Northam’s role as a key regional transport and commercial centre.
The campaign is being led by Justin Dowers and Philip Gartland of Stonebridge Property Group, together with Tony Delich and Jonathan Wong of Knight Frank.
Justin Dowers, National Partner at Stonebridge Property Group, said, “Northam Village Square is a high-quality regional neighbourhood centre with an exceptionally defensive income profile, combining two of Australia’s strongest supermarket covenants with a substantial national tenant weighting and long WALE.
“The asset also offers excellent underlying real estate, occupying a 2.81-hectare corner landholding with significant exposure and multiple access points, while the low specialty rental base provides investors with genuine scope for longer-term income growth.”
Tony Delich, Director, Investment Sales at Knight Frank, said, “Northam is one of Western Australia’s most important regional service centres, drawing customers from across the Avon Valley and Central Wheatbelt for retail, health, education and government services.
“That broader regional role, combined with continued investment in logistics and infrastructure, provides a strong foundation for the centre’s long-term trading performance. With Coles and ALDI anchoring the offer and 92% of income secured by national and chain tenants, we expect Northam Village Square to attract interest from a broad range of private and institutional investors.”
Northam Village Square is being offered for sale via Expressions of Interest closing Wednesday 25 November 2026 at 5:00pm (AEDT).
