Circa One-Hectare Infill Development Site in Adelaide’s Inner Northwest Offered for Sale
6 October 2026
A circa one-hectare development-ready landholding in Adelaide’s inner northwest, just five kilometres from the CBD, and suitable for a residential infill development is up for sale.
Rezoned from Light Industry to Master Planned Neighbourhood in 2021, the property at 72 Days Road in Croydon Park, which consists of a cleared 9,803sq m site, is ready for its next chapter.
The site is situated within a precinct undergoing significant transition towards a more residential-focused urban environment and offers building heights of up to three levels and 12 metres, subject to planning approval.
The Croydon Park property is being taken to the market via an Expressions of Interest campaign run jointly by Knight Frank agents Ned Walter and Harrison Grice, together with Adelaide Commercial Real Estate’s Chet Al and Michael Dimasi on behalf of the vendor, SA Precast, which previously occupied the building.
Mr Walter said the landholding offered a rare opportunity to secure a substantial development site within an established and tightly-held metropolitan location.
“The site offers the scale, access and planning flexibility to deliver a substantial infill residential development in a pocket where holdings of this size rarely come to market,” he said.
“At nearly one hectare in size, 72 Days Road provides developers with the opportunity to create a significant infill residential community in a location that offers outstanding connectivity and access to surrounding amenity.
“The site’s Master Planned Neighbourhood zoning provides a supportive planning framework for a diverse range of residential outcomes, while its regular shape and substantial scale allow flexibility in design and staging.
“With the former improvements already cleared, the property presents as a genuine development-ready canvas, removing a significant layer of demolition cost, time and risk from the development process.”
Mr Al said the property’s strategic location and the ongoing regeneration of the surrounding precinct would underpin strong buyer interest.
“Croydon Park’s proximity to the Adelaide CBD, together with excellent access to Torrens Road, Regency Road and the North-South Motorway, makes it one of Adelaide’s most well-connected inner metropolitan locations,” he said.
“The Days Road precinct has undergone considerable change in recent years following its rezoning, with the area transitioning from historic industrial uses towards a more integrated residential community.
“Combined with the potential for a future through-site vehicle connection between Days Road and Ena Street, subject to approval, the property offers the ingredients developers are increasingly seeking when delivering large-scale infill housing projects.
“With an ongoing shortage of residential housing relative to demand, it is expected the end product of a future residential development on this site would be highly sought after, particularly given the property’s location so close to the Adelaide CBD.”
The Expressions of Interest campaign for 72 Days Road, Croydon Park will close at 4pm (ACST) on Thursday, October 22.
