CBRE Launches Portfolio 188 Following More Than $500 Million in Transactions

Following a September quarter in which CBRE’s Private Wealth team negotiated more than $500 million in transactions, CBRE has launched Portfolio 188, a national investment campaign bringing more than 30 commercial property opportunities to market across Australia spanning industrial, childcare, healthcare, convenience retail, fast food, large format retail, office and mixed-use sectors.

The launch comes amid continued strength in Australia’s private capital market, with robust investor demand for assets underpinned by long-term leases, quality tenant covenants and secure income streams. Recent CBRE Private Wealth campaigns have demonstrated strong buyer engagement, with yields tightening and competitive bidding highlighting continued confidence in the commercial property sector.

CBRE Senior Director, Private Wealth, Yosh Mendis, said Portfolio 188 reflects the range of opportunities currently attracting investor interest across the country.

“Investor appetite remains strongest for assets backed by quality tenants and resilient income streams. We’re seeing buyers place a significant premium on security of cash flow, particularly where properties are occupied by nationally recognised businesses operating from strategically important locations.

“Portfolio 188 reflects this trend, bringing together a diverse range of investment opportunities across industrial, childcare, healthcare, convenience retail and large format retail sectors. The campaign has been curated to provide investors with access to assets across multiple markets, tenant profiles and price points.”

CBRE Senior Director Craig Chapman said the Queensland assets within Portfolio 188 highlighted the continued appeal of defensive, income-producing investments.

“Queensland continues to be one of the most active private capital markets in the country, with investors showing particular interest in healthcare, childcare and convenience retail assets supported by strong demographic growth and economic fundamentals.”

Among the campaign highlights is a newly developed Australia Post distribution facility in Murray Bridge, South Australia, generating annual net income of $381,273, alongside a distribution facility leased to Woolworths Group owned PFD Foods in Derwent Park, Tasmania, returning $781,130 per annum. Both assets provide investors with exposure to nationally significant occupiers operating from strategically important logistics locations and reflect the growing importance of tenant covenant in industrial investment decision-making.

The campaign also features a diverse mix of healthcare, childcare, office, retail and convenience investments. Notable offerings include a healthcare asset in Aitkenvale, Queensland, anchored by Chemist Warehouse, Healthia and Greencross Vets, generating annual income of $778,663.

Early education assets remain a key feature of the portfolio, with opportunities including Eden Academy Elwood in inner city Melbourne returning $586,705 annually, Goodstart Early Learning Browns Plains in Brisbane generating $477,405 per annum, Goodstart Early Learning Currumbin Waters on the Gold Coast generating $145,198 per annum and Eden Academy Salisbury Heights in Adelaide returning $447,225 annually.

Retail and convenience offerings include Pets Domain in Dalby generating $391,600 per annum, Rebel Sport in East Maitland returning $319,190 annually, Ampol in Mawson in the ACT generating $277,454 per annum as well as a rare EG Ampol Ground Lease in the New South Wales South Coast generating $90,747 a year, and brand new fast-food investments leased to Hungry Jack’s in Kingaroy as well as strategically located El Jannah and Guzman y Gomez in Wollert, Melbourne.

Together, the assets provide investors with exposure to a broad range of nationally recognised occupiers across the Industrial healthcare, education, office, retail, convenience and fast-food sectors.

The Portfolio 188 sales campaign will culminate in a series of national auction events, with auctions to be held in Sydney on 27 October, Melbourne on 28 October and Brisbane on 29 October.
