Cranbourne West Industrial Site Hits Market

A two-hectare industrial development site in Melbourne’s rapidly expanding south-east is up for sale.

Located at 20 Gwen Road in the fast-growing Cranbourne West industrial estate, the property has an approved planning permit for a development comprising 32 warehouses and 18 self-storage units, providing immediate development potential for incoming purchasers.

While the approved development can be undertaken, the site also offers flexibility for owner-occupiers seeing to relocate or expand their operations, as well as developers looking to deliver an alternative industrial outcome, subject to council approval.

The vacant site has approximately 91 metres of frontage to Gwen Road and is positioned within the established Cranbourne West industrial precinct, offering excellent connectivity to Thompsons Road, Western Port Highway, South Gippsland Highway and EastLink.

It is being taken to the market via an Expressions of Interest campaign managed by Knight Frank agents Adam Athorne, Josh Burne and Tanya Su.

Mr Athorne said opportunities to acquire industrial development sites of this scale with planning approval in place were becoming increasingly difficult to secure across Melbourne’s south-east.

“Industrial development sites of this size are exceptionally rare in Melbourne’s south-eastern market, particularly those that offer both immediate development potential and long-term flexibility,” he said.

“The existing planning permit significantly reduces development lead times and planning risk, allowing purchasers to focus on delivery in a market where demand for industrial accommodation remains strong.

“The property also offers genuine optionality, with buyers able to pursue the approved development scheme or consider alternative industrial and employment-related outcomes, subject to council approval.

“As industrial land availability continues to tighten across Melbourne, substantial landholdings with strategic transport connectivity are attracting strong interest from developers, owner-occupiers and private investors alike.”

Mr Burne said Cranbourne West continued to strengthen its position as one of Victoria’s most important industrial growth locations.

“It is one of the South East’s most promising growth areas with long-term potential,” he said.

“Cranbourne West is benefiting from significant population growth, ongoing infrastructure investment and increasing business activity, which continue to support demand for industrial space across the south-east.

“The property’s direct connectivity to major arterial routes, including Thompsons Road, Western Port Highway, South Gippsland Highway and EastLink, provides efficient access across metropolitan Melbourne and key freight networks.

“It is also well positioned to benefit from future logistics and employment growth associated with major infrastructure projects, including the proposed Dandenong South Inland Port.”

Located within close proximity to Marriott Waters Shopping Centre and Merinda Park Train Station, the site also benefits from convenient access to retail amenity and public transport infrastructure.

The Expressions of Interest campaign for the property will close at 4pm (AEST) on Thursday, September 10.
