Partners Group and Realterm Fully Lease Container-Rated IOS Facility

Partners Group, one of the largest firms in the global private markets industry, acting on behalf of its clients, and its joint venture partner Realterm, the global investment manager specialising in transport logistics real estate, have successfully reached 100% occupancy at 77 Governor Macquarie Drive, Chipping Norton, marking the stabilisation of one of Sydney’s newest institutional grade, container-rated hardstand facilities.

Following practical completion in April 2026, the 23,000 square metre* site is now fully occupied, underscoring the depth of demand for high-quality industrial outdoor storage (“IOS”) assets in tightly held logistics markets.

The final available portion of the site has been leased to PCFS Logistics, a national container logistics operator with an established footprint across Victoria, New South Wales and Queensland, and a strong operational presence in Port Botany.

This successful leasing outcome highlights the significant shortage of premium container-rated IOS assets across Sydney.

“The full lease-up of Chipping Norton, just three months post practical completion strongly validates our strategy of targeting supply constrained locations and delivering fit-for-purpose, container-rated hardstand. The rapid stabilisation of the asset reflects a broader structural trend, in which occupiers continue to expand despite tighter economic conditions, driven by limited supply and the critical role IOS currently plays in supply chain efficiency.

Purpose-built to support modern freight and container logistics, the 125-tonne-rated hardstand facility at 77 Governor Macquarie Drive, Chipping Norton accommodates fully laden container stacking up to five high and supports high-frequency heavy vehicle movements, including container handling equipment. Strategically located with access to the M5, the site provides efficient connectivity to Port Botany, the Hume Highway and key intermodal hubs at Moorebank and Enfield.

Realterm continues to see strong investment conviction in IOS assets globally, with a particular focus on land constrained urban markets such as Sydney.
