The Living Company Kicks off Delivery of Almost 1,400 Sydney Rental Homes

The Living Company (TLCo) has appointed builders on two major Sydney rental housing projects, locking almost 1,400 new homes into construction as Australia races to close the gap on its ambitious housing targets.
The appointments convert planning approvals into committed delivery at a time when the nation remains well behind the National Housing Accord goal of 1.2 million new homes by 2029, highlighting the critical role institutional investment can play in bringing new housing to market.
TLCo has appointed DASCO Australia as design and construct partner for its flagship $1.5 billion Marrickville Timberyards precinct, set to become Australia’s largest purpose-built build-to-rent community.
The appointment follows a 12-month Early Contractor Involvement (ECI) process and leverages DASCO’s three decades of experience delivering more than 7,000 apartments across New South Wales.
Marrickville Timberyards will deliver 1,180 purpose-built rental apartments across seven buildings, ranging from five to 14 storeys with a total gross floor area of 76,824 square metres.
The development will include three precincts spanning studios to four-bedroom homes, with Stage One scheduled for completion in late 2028 and Stage Two in mid-2029.
The Living Company Joint CEO and Co-Founder, Stephen Gaitanos said the appointment represented a major milestone for the company’s long-term housing pipeline.

TLCo has also appointed Infinity Constructions to deliver Scape Eveleigh, a 200-bed purpose-built co-living development in Redfern that will be owned by TLCo and operated by Scape.
Construction will commence in July 2026, with residents expected to move in from May 2028.
Located just 800 metres from Redfern Station, the car-free development has been designed in collaboration with First Nations-led landscape design practice Yerrabingin, delivering high-quality, well-connected rental housing in the type of infill location encouraged under the NSW Government’s planning reforms.
Together, the two projects will deliver almost 1,400 new purpose-built rental homes, all of which will remain under long-term ownership and professional management by TLCo, adding enduring housing supply to Sydney’s chronically undersupplied rental market.
Mr Gaitanos said purpose-built rental housing was moving beyond concept to become an increasingly important part of Australia’s housing solution.
