Warakirri College acquires landmark Cabramatta property, marking new chapter for iconic Brescia site

Colliers has successfully sold 119-121 Cabramatta Road, Cabramatta to Warakirri College Limited marking a significant transition for one of the precinct’s most tightly held commercial assets. The transaction was managed by Colliers agents Harry Bui and Andrew Bui.

The property held by the Brescia family for more than 60 years has been home to the well-known Brescia Furniture business since 1961 when founder Mr Antonio Brescia migrated from Italy and established what would become a leading retailer of premium imported Italian furnishings in Sydney.

The sale signals the end of a generational chapter and the beginning of a new community-focused use with a development application already approved by Fairfield City Council for conversion of the site into a secondary school. The project has an estimated capital investment value of $11.3 million.

Positioned just 200 metres from Cabramatta railway station, the substantial mixed-use building spans approximately 3,882 sqm of gross lettable area on a 1,699 sqm site located within one of South West Sydney’s most active and tightly held retail precincts.

We were able to secure the right buyer in Warakirri College, whose vision for the site aligns strongly with the future needs of the Cabramatta community. The transition from a long-standing retail use to an education facility is a significant and positive outcome for the area. This sale is also one of the largest commercial transactions in Cabramatta’s history following the $31.3 million sale of the Commonwealth Bank building in 2025 further highlighting the strength of the market,” said Harry Bui, Director in Charge | Sydney West at Colliers.

Warakirri College is an independent school for young people 15-22 who have disconnected from mainstream education pathways. The College is focused on delivering an inclusive and supportive learning environment with a strong emphasis on student wellbeing, engagement and post school progression to University, TAFE or Employment. The proposed Cabramatta campus will enhance access to education within a diverse and growing local community.

Proximity to major arterial routes including the Hume Highway, along with established facilities such as Cabramatta Public School and Cabramatta High School, reinforces the area’s suitability for long-term community uses. Ongoing retail, residential and mixed-use development is further strengthening Cabramatta’s position as a key economic and cultural hub within the Fairfield local government area.
