Global mining, construction and forestry machinery manufacturer Hitachi Construction Machinery Australia (HCA) has officially completed the expansion of its Forrestdale head office.
Under the guidance of specialist end-to-end Perth property services firm Effective Property Solutions (EPS), which was appointed to oversee the circa $7.5m works program for the project, Hitachi has successfully extended its long-standing Forrestdale footprint into neighbouring 141 Allen Rd.
EPS Head of Industrial/Commercial Justin Mabarrack said, with practical completion of the project now achieved, HCA was well placed for the future.
“This expansion, sparked by HCA’s sustained growth in WA and its desire to accommodate this growth, is an important future-focused project with benefits for the company, the Forrestdale area and the state,” Mr Mabarrack said.
“We’ve partnered with HCA for four years to make this vital move a reality as swiftly and seamlessly as possible, and it’s rewarding for all to see it come to fruition.”
With EPS’ assistance, which included a feasibility analysis and due diligence on the site, HCA snapped up the 5.2 hectares at 141 Allen Rd for $15.49m off market from a private Forrestdale syndicate.
It followed the divestment of its 3.86-hectare premises at 111-121 McDowell Street in Welshpool for $20.6m to diversified property development and investment company Lester Group.
“That deal, which was also brokered off market by EPS, also saw HCA’s Welshpool operations relocated to the Forrestdale site,” explained Mr Mabarrack.
“The EPS team handled planning applications and approvals, engaged consultants, ran tenders and oversaw the full works program, which featured earthworks, hardstand, additional facility, bridge and fencing construction.”
