Major lease secures entire ground floor of 155 George Street as Sydney CBD retail momentum accelerates

Colliers has secured a major retail leasing transaction at 155 George Street, The Rocks with the entire ground floor of the landmark asset leased to the Banksy Limitless immersive exhibition ahead of its Australian debut this April.

The lease was negotiated by Michael Tuck and Jo Windybank of Colliers with the exhibition set to occupy approximately 1,810.7 sqm across the ground floor of the prominent Circular Quay precinct asset.

Banksy Limitless is an immersive exhibition celebrating the work and global cultural influence of the elusive street artist Banksy. Following a sold out London run that attracted more than 120,000 visitors, the exhibition opened in Sydney on 9 April, showcasing more than 250 works through a large-scale experiential format.

Located at the junction of The Rocks and Sydney’s Uptown CBD, 155 George Street is one of the harbour precinct’s most prominent retail destinations benefiting from extensive frontage, strong transport connectivity and proximity to major office towers, luxury hotels and Sydney’s key tourist attractions.

“Having secured Banksy Limitless as the anchor tenant, the exhibition reinforces the building’s position as a destination within one of Sydney’s most visited precincts. The activation will drive significant foot traffic to the property and create strong leasing opportunities for the remaining spaces within the building,” added Jo Windybank, Senior Executive | Retail Leasing.

According to Colliers research, experiential consumption is driving the return to in‑person retail, reinforcing demand for immersive, destination‑led concepts like Banksy Limitless. At the same time, Sydney CBD retail vacancy remains exceptionally tight at approximately 5%, showcasing the strong appeal of the site and the demand for major experiential tenants in prime CBD locations.

“Retailers are increasingly focused on locations that deliver strong footfall and tourism exposure. Circular Quay and The Rocks continue to attract operators seeking to capitalise on Sydney’s resurgence as a global tourism and cultural destination,” added Michael Tuck.

The transaction comes as Sydney’s CBD retail market continues to strengthen with Colliers completing more than 60 leasing deals across the CBD in 2025, more than 50% of which were food and beverage operators, reflecting strong demand for experiential retail and hospitality offerings.
