Construction on Over-50s Homes in Moreton Bay

Construction has officially started on a new 186-home over-50s community in Moreton Bay’s Burpengary East, with more than $5.7 million of sales already achieved ahead of launch.

City of Moreton Bay Councillor Mark Booth joined Living Gems CEO Anthony Puljich and buyers, Peter and Gaye Fraser, to break ground on the $160 million Living Gems Moreton Bay on Wednesday, March 4.

The new community, at 273-308 Buckley Road, is located about 44 kilometres north of the Brisbane CBD, in one of Australia’s fastest growing regions, where Census data shows more than a third (35.9 per cent) of the population is over 50.

It will deliver modern low-maintenance homes for ‘right-sizers’, along with a $13 million Country Club with resort-style facilities including a pool, cinema, gym and pickleball court.

More than 100 local construction workers will be employed onsite at any one time over the next two-and-a-half years to bring the project to life, with the first homes anticipated for completion mid-year (2026).

The development will also deliver $4 million of infrastructure upgrades, including to major arterial road, Buckley Road, which will receive a new set of traffic lights to improve connectivity and safety for hundreds of homes.

“It’s great to see construction underway on a project that responds directly to the needs of our growing over-50s community,” said Cr Booth.

“Living Gems Moreton Bay will give locals the opportunity to downsize while staying close to family, friends and everything our region has to offer.

“Importantly, this development also contributes $4 million in infrastructure upgrades, including new traffic lights on Buckley Road, ensuring we’re planning for growth while maintaining safety and liveability.”

Living Gems Moreton Bay’s first stage of 38 homes will be launched this week in line with the start of construction, with more than 20 per cent already sold ahead of their official release. Prices start from $785,000.

Mr Puljich said the community would strike a chord with local buyers wanting to right-size in the area they know and love, and those moving to South East Queensland to enjoy its seaside lifestyle in their over 50s and beyond.

“We’ve already received strong interest for stage one ahead of the official launch, and that momentum is set to continue now construction of the first homes is underway,” he said.

“More than a third of Moreton Bay’s population, equating to some 170,000 people is aged over 50, so that’s a significant number of people in this region who will be looking to right-size their homes in the years ahead.

“Living Gems Moreton Bay is purpose-designed for over 50s, giving them peace of mind they are living in a home that suits them into the future, and that is a great lifestyle choice.

Peter and Gaye Fraser are among the first to purchase in Living Gems Moreton Bay. With family and amenities close by, Gaye said they expected to stay busy living in the new community.

“We’re a very active couple, and it has everything we are interested in. We’re excited about all the activities the Country Club has to offer, and having everything within walking distance is going to be perfect for us.”

The gated Living Gems Moreton Bay is ideally positioned between Brisbane and the Sunshine Coast, and close to major shopping, local attractions, and nature reserves.

All homes feature two bedrooms, plus a multipurpose room, two bathrooms and a double garage, with a modern open-plan design, flowing to an alfresco area. The community also includes a selection of premium One Series homes, offering generous internal space with an additional tiled courtyard.

Purchasers buy the home and rent the land, with a weekly site fee covering security, maintenance and amenities. There are no entry fees, exit fees or stamp duty, and buyers retain all capital gains if they choose to sell.
