Living Gems Secures Gold Coast Headquarters


Family-owned land lease developer Living Gems has secured a new headquarters on the central Gold Coast, paving the way for its continued growth as it progresses a $710 million pipeline of over-50s communities across Queensland.

The company, headed by Chief Executive Officer Anthony Puljich, has relocated its 21-strong team to the 709sqm space in the Pegasus Centre at 5/42 Bundall Road, Bundall.

The Puljich family invested more than $3.3 million in acquiring the office, including undertaking an extensive fit-out to remodel the space, which formerly housed a gym.

The new location signals the start of a fresh chapter for Living Gems, and the final step in its separation from GemLife, which listed on the Australian Stock Exchange (ASX) last year.

Living Gems had been operating alongside GemLife at its Helensvale headquarters, on Siganto Drive, before making the move to the new office this year (2026).

Established in 1982 by Mr Puljich’s father, Peter Puljich, the privately-owned Living Gems is one of Australia’s longest running land lease developers. It has a reputation for pioneering the land lease industry, now considered one of the country’s fastest-growing housing types.

Anthony Puljich said the office move had further bolstered Living Gems’ brand as it embarked on a year of activity and growth.

“This is a fresh start for Living Gems, after finalising our separation from GemLife in December,” he said.

“We have a busy year ahead, with construction full steam ahead on Living Gems Harris Crossing, in Townsville, and Living Gems Rockhampton, and work now beginning on Living Gems Moreton Bay.

“While we’re always looking for new opportunities, our focus is firmly on delivering these three lifestyle communities, which together feature almost 1000 homes. We’re looking forward to welcoming the first residents to each later this year.

“At the same time, we’re also working behind the scenes on progressing plans for upcoming communities along the eastern seaboard in Townsville, Yeppoon and northern New South Wales, which are anticipated to come to market over the next few years.”

Mr Puljich said the new headquarters was ideally located in Living Gems’ historical home of the Gold Coast.

“We have a highly skilled and dynamic team, and being on the central Gold Coast provides a great foundation to continue delivering high quality, over-50s communities in areas where diverse housing options are needed to accommodate an ageing population,” he said.

“We were established on the Gold Coast and that’s where we plan to remain. It’s refreshing to see so many of our previous residents keeping in touch and coming on the journey with us, and we are committed to building on that proud legacy that started in this city.”

Mr Puljich said the Puljich family continued to be the largest shareholding group in GemLife, one of Australia’s fastest-growing over-50s resort developers and considered a market leader.

“Living Gems is focusing on a slower, more measured growth trajectory, building on its 40-plus year track-record of creating thriving communities for our residents,” he said.
