CG Property Group, in conjunction with Colliers, has successfully transacted 28 Flint Street, Richlands for $33,500,000 on behalf of EG Funds. The property was secured by a private Brisbane-based purchaser following an on-market Expressions of Interest campaign, which generated significant enquiry and a strong pool of competitive bidders, reinforcing the continued demand for high-quality logistics and warehousing facilities within Brisbane’s core industrial corridors.
Situated on a 30,867sqm land parcel, the asset comprises a modern 12,211sqm premium office and warehouse facility, benefitting from four recessed loading docks, six roller shutter doors, and a 48-metre concrete hardstand enabling effortless B-Double access and manoeuvrability.
The near-new facility is underpinned by global covenant Maersk, providing income security and ongoing rental growth.
Colliers Industrial and Logistics National Director Sean Thomson said, “Brisbane’s industrial market continues to attract significant domestic and offshore capital, underpinned by attractive market fundamentals and record investment activity, supporting its position as one of the most sought-after markets along Australia’s eastern seaboard.”
CG Property Group Partner Mark Gilbride said the result reflects a market still aggressively targeting quality industrial stock with strong income resilience.
“Despite a tightening yield landscape and a competitive buyer field, assets with scale, infrastructure and ongoing rental upside remain highly sought after. The southwest industrial precinct has proven to be one of Brisbane’s most resilient industrial zones, and this transaction is a testament to the depth of capital continuing to pursue the precinct,” he said.
The acquisition represents one of the more notable private capital plays in the southwest industrial market this year, with investors continuing to chase land-rich, income-producing assets positioned along major transport networks.
With infrastructure investment continuing to reshape Brisbane’s logistics spine, the sale of 28 Flint Street signals ongoing buyer depth from both private and institutional capital, setting a confident tone heading into 2026.
