Stonebridge Strong Sale of 7-Eleven in Brisbane

Stonebridge Property Group has achieved a strong sales result with the successful transaction of a multi tenanted 7-Eleven investment in Burpengary, Brisbane. The asset sold for $7,785,000 on a 6.12% yield following a competitive Expressions of Interest campaign.

The campaign generated significant engagement, with 114 enquiries, 5 offers and two unconditional contracts submitted. The property was ultimately purchased by a private investor from Sydney, reflecting the depth of national demand for well located fuel and convenience investments.

The asset is anchored by a head company lease to 7-Eleven, and supported by two additional specialty tenants including a locally owned dry cleaner and coffee shop. Despite the short WALE, buyer interest remained strong, underlining the resilience of the sector and its continued appeal to investors seeking secure, convenience retail based assets.

Stonebridge Executive, James Freemantle, commented. “This result highlights the heightened demand our team continues to field from private investors seeking strategically positioned fuel and convenience retail assets, irrespective of tenant profile or remaining lease tenure.”

The transaction adds to Stonebridge’s recent run of national fuel and convenience sales, which include:

  • 7-Eleven Kedron QLD – $7,700,000 at 5.22%
  • 7-Eleven Epping VIC – $13,000,000 at 5.67%
  • BP Silverwater NSW – $9,000,000 at 5.26%
  • 7-Eleven Ripley QLD – $8,150,000 at 5.63%
  • 7-Eleven Townsville QLD – $5,575,000 at 6.36%
  • BP Mitcham VIC – $3,500,000 at 4.08%
  • United Petroleum Bibra Lake WA – $5,125,000 at 6.76%
  • 7-Eleven Rockhampton QLD – $5,900,000 at 6.49%

These results reinforce Stonebridge’s national leadership in the freestanding fuel and convenience sector.
