One of Australia’s Highest-Performing Coles Supermarkets Hits the Market

CBRE and Stonebridge Property Group have launched Nambour Mill Village, a fully leased Sunshine Coast neighbourhood shopping centre anchored by one of Australia’s top-performing Coles supermarkets, offering investors a rare combination of secure long-term income, exceptional rental growth and compelling value.

The Coles supermarket is currently trading 67% above national benchmark levels, placing it amongst Australia’s strongest-performing supermarkets, while the centre’s specialty tenancies are leased at average gross rents 2% below benchmark.

Located approximately 100 kilometres north of Brisbane within the heart of Nambour, the 6,648 sqm neighbourhood shopping centre occupies a prominent 17,720 sqm landholding directly adjoining Nambour Railway Station. The fully leased asset comprises a Coles supermarket, , Priceline Pharmacy, Cellarbrations, Queensland Government offices and a complementary mix of essential retail, food and service-based operators.

The Coles supermarket is secured by a 15-year initial lease through to 2030, rare fixed minimum rental growth and a landlord-favourable lease structure. Specialty tenants are leased at average rents below benchmark levels, providing investors with additional rental reversion opportunities over time.

Nambour is a town on the Sunshine Coast, located 15km* west of Maroochydore, a region that has experienced rapid growth over the past decade, emerging as one of the fastest-growing regions in SEQ. In the last five years, the population has surged and is projected to exceed 565,700 by 2046.

Stonebridge Retail Investments National Partner Justin Dowers said the campaign represents an increasingly rare opportunity to acquire a supermarket investment of exceptional quality.

“The quality of the Coles supermarket sets this opportunity apart. Trading 67% above benchmark places it amongst Australia’s top-performing supermarkets, yet investors are still acquiring specialty rents that remain below market levels and a Coles lease featuring rental growth characteristics that are almost impossible to replicate today.”

“Investors continue to place a premium on high-performing neighbourhood shopping centres, particularly when they combine exceptional supermarket sales, rental reversion potential and long-term income security. Nambour Mill Village delivers all three, making it one of the most compelling neighbourhood shopping centre opportunities to be offered to the market this year.”

CBRE State Director Joe Tynan said the asset also offered compelling relative value within one of Queensland’s strongest growth regions.

“Nambour Mill Village combines exceptional supermarket performance with an undersupplied retail catchment and attractive relative value. The opportunity presents investors with the ability to acquire a dominant convenience-based shopping centre at a significant discount to replacement cost while benefiting from long-term population, infrastructure and retail expenditure growth.”

“Retail expenditure across the main trade area is forecast to more than double over the next two decades, while supermarket floorspace provision remains well below both South East Queensland and Australian benchmarks. These fundamentals provide an exceptional platform for continued sales and rental growth.”

The centre is situated as the largest supermarket in the Main Trade Area and is positioned within an undersupplied retail catchment where supermarket floorspace provision remains well below both South East Queensland and Australian benchmarks, supporting long-term sales and rental growth. Main trade area retail expenditure is forecast to increase from $1.29 billion in 2026 to $2.79 billion by 2046, with supermarket spending expected to grow from $357.9 million to $809.5 million over the same period.

Nambour Mill Village is being offered for sale via Expressions of Interest closing Thursday, 3 September 2026 at 4:00 pm (AEST).
