Colliers to Sell $30M Cronulla Cinema

A rare coastal investment opportunity has been launched to market with Colliers exclusively appointed to sell the landmark Hoyts Cronulla Cinema building.

Colliers Trent Gallagher and Edward McFarland have been appointed to manage the sale of 2-6 Cronulla Street, Cronulla on behalf of private vendor with price expectations circa $30,000,000.

The property presents a once in a generation opportunity to acquire a high-profile, fully leased retail asset in one of Sydney’s most tightly held coastal precincts. Anchored by a 16-year lease to Hoyts with options out to 2047, the asset combines cultural heritage, defensive income and immediate exposure to precinct upgrades that will drive footfall and investor interest. The offering will appeal to institutional and private investors seeking secure, set and forget income underpinned by a nationally recognised and trusted operator.

“This is an iconic Cronulla asset, underpinned by a long-term lease to Hoyts with options out to 2047. Surrounded by premium amenity, including Harris Farm opening opposite in 2026, this fully leased investment offers long-term stability in a prime coastal location. We expect a broad mix of domestic and offshore capital to participate, resulting in a highly competitive EOI process with robust bidder engagement following inspections,” said Trent Gallagher, National Director | Industrial & Logistics at Colliers.

“This is a once in a generation opportunity to secure one of Cronulla’s most iconic commercial assets. Anchored by Hoyts and supported by a strong mix of specialty tenants, the asset offers solid fundamentals and future growth potential, making it highly attractive to funds, private wealth groups and specialist retail investors,” added Edward McFarland, National Director | Industrial & Logistics at Colliers.

Situated on a 1,043sqm landholding across three titles Zoned E2 Commercial Centre, the prominent corner site benefits from exceptional street frontage, strong pedestrian catchment and proximity to Cronulla Station and Cronulla Beach.

The 2,644sqm property is 100% occupied and currently generates a net passing income of $1,559,798 per annum with an assessed net market income of $1,918,250 per annum and a WALE by income of 7.44 years.

Originally opened in 1928 as the Cronulla Theatre, the building has been progressively upgraded and underwent a $6 million refurbishment by Hoyts in 2020. The asset is supported by a diversified mix of seven high-performing specialty tenancies at ground level and offers a functional, flexible building layout that lends itself to long-term income stability and future repositioning opportunities.

The precinct is set for significant amenity uplift with the Vue Cronulla development introducing Harris Farm Markets and additional premium retail in 2026, driving further footfall and long-term capital growth. This amenity upgrade is expected to increase shopper visitation, strengthen tenant performance and enhance long-term capital growth prospects for assets in the immediate strip.

2-6 Cronulla Street, Cronulla is being offered for sale through an Expressions of Interest campaign closing Tuesday, 11 November 2025 at 3pm (AEDT).
