Colliers and LAWD to launch one of Australia’s last scalable logistics landholdings in the booming South East corridor.
A landmark industrial development opportunity has hit the market in Melbourne’s South East, as ISPT unveils plans to divest a major site in Officer South. Colliers and LAWD have been exclusively appointed to manage the listing, which represents a once-in-a-generation chance to secure a significant landholding in one of the city’s most tightly held and fastest-growing industrial corridors.
The 72.9 hectare landholding at 425 Officer South Road is located in the gazetted Officer South PSP, marking one of the most significant industrial offerings in Melbourne’s South East in recent years.
Positioned within Melbourne’s emerging growth corridor, the site represents the one of last remaining scalable industrial parcel in the region. With traditional precincts such as Dandenong South, Hallam and Keysborough nearing saturation, Officer South is rapidly emerging as the next institutional-grade logistics hub.
Gordon Code, Colliers National Director | Industrial & Logistics, said, “This site is a game-changer for industrial development in Melbourne. Its scale, strategic location and cost advantages make it one of the most significant opportunities we’ve seen in years.”
The South East has long been the engine room of Victoria’s industrial and logistics sector. However, with land supply tightening and demand surging, institutional investors and occupiers are increasingly looking eastward for scalable, cost-effective solutions. Officer South offers gross occupancy cost savings of up to 40% compared to core South East markets, alongside superior connectivity via major infrastructure upgrades including the Monash Freeway, Thompsons Road extension and direct interchange access.
Gavin Bishop, Colliers Managing Director | Industrial & Logistics, commented, “We’re seeing a clear shift in demand toward emerging corridors like Officer South. The combination of infrastructure investment, affordability and development flexibility makes this precinct a standout.”
Peter Sagar, Senior Director, added, “There is an unprecedented shortage of PSP approved industrial land in the south-east corridor, we expect there to be strong demand for sites of this nature given its freeway access and proximity to established residential catchments.”
The site is already attracting institutional capital, with leading developers actively delivering estates in the area. This momentum, combined with robust freight connectivity, positions Officer South as Melbourne’s next major industrial destination.
Paul Callanan, LAWD Director, added, “Officer South is the natural next step in Victoria’s industrial evolution. This site offers the scale, flexibility and strategic positioning that institutional investors are actively pursuing.”
425 Officer South Road is being offered for sale by Colliers Gordon Gode, Gavin Bishop, James Stott and Sean Thomson along with LAWD’s Paul Callanan and Peter Sagar. The Expression of Interest campaign closes at 3:00pm (AEDT) on Thursday 30 October 2025.
