Childcare Centre Lease Secured for Trio Tower

Cosmic Education Group has secured a 20-year lease of a childcare center located in the recently competed Trio Tower in Box Hill.

CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat, Marcello Caspani-Muto brokered the lease with the international operator who was seeking rapid entry and growth in the Australian market.

Located at 845-851 Whitehorse Road, the new childcare centre will sit on levels 5 and 6 of Trio Tower, which comprises a mixture of residential, retail and hotel use. The childcare centre lease reflects a commencing rental at $437,000 per annum plus GST, equating to over $4,600 per place for 95 places.

This is the CBRE team’s second strata leasing deal in Box Hill within the past 18 months.

Mt Tat noted, “The Trio transaction follows the landmark lease at 517-521 Station Street, Box Hill known as SKY SQR.CBRE secured a record-setting childcare lease for 107 places at $545,700 per annum, $5,100 per place, the largest strata childcare leasing deal in Box Hill to date. This achievement set a new benchmark for multi-level childcare leasing in Melbourne, demonstrating CBRE’s ability to deliver premium outcomes for both developers and operators in a highly competitive market.”

Mr Caspani-Muto added, “The path to securing the Trio Box Hill lease was not without its challenges. The project had previously been marketed for close to 18 months without success. When CBRE became involved, we implemented a new architect and design and saw success achieved within a three-month window.”

Trio Box Hill is set to become a landmark community hub, integrating residential, senior living, retail, hotel, and childcare facilities in a single development. The childcare centre will offer priority access for Trio residents, and will feature state-of-the-art security, abundant natural light, and thoughtfully designed learning and play environments.
