Stonebridge Sell Young Academics Childcare Investment for $4.075 million in Western Sydney
20 October 2026
Stonebridge has transacted the Young Academics childcare centre at 1 Jordon Street, Cambridge Park, Sydney, for $4,075,000 at a 5.08% yield, as strong investor demand continues for premium, long-leased childcare centres in Western Sydney’s growth corridors.
The sale reflects significant private investor appetite for newly built childcare assets underpinned by established operators, with brand new assets in Western Sydney drawing demand for their depreciation benefits and secure fundamentals, sitting below replacement cost.
The 39-place centre was completed in 2025 and occupies a 653sqm* corner site, with 51m* of street frontage and a 10-bay basement car park. It is leased to dominant childcare provider, Young Academics, on a 15 year net lease to 2040 with options to 2060 and benefits from fixed 3.5% annual increases, a five-month bank guarantee and a favourable land tax free status which is exclusive to NSW childcare assets.
The asset traded hands to a Sydney-based private investor who was known to the Stonebridge team from a previous campaign, purchasing the property from a private developer. The transaction was brokered by property professional’s Brett O’Neill, Tom Moreland, Michael Collins, Rory Alexander and James Freemantle.
Brett O’Neill, Senior Executive at Stonebridge, said: “Newly built assets within key growth-corridors have remained firmly in favour with investors, evidenced by our last 5 NSW childcare sales recording circa 5% yields or lower, despite headwinds impacting the broader economy, as investors continue to prioritise the defensive nature of the sector.”
Tom Moreland, Partner at Stonebridge, added: “With bipartisan federal funding commitments exceeding $16 billion annually, the long-term fundamentals underpinning childcare as an asset class remain sound. Results at this yield profile reflect the confidence private investors continue to place in quality childcare investments.”
The sale extends Stonebridge’s lead in the national childcare market, having sold 51 centres over the past 12 months for a combined $311.6 million – including the $11.8 million Green Leaves sale at Birtinya, Queensland, a state record. The sale of ‘Young Academics Cambridge Park’ marks Stonebridge’s eighth Young Academics nationally, the most of any brokerage.
